Let's face it. 2008 was not the best year for many of us, either personally or professionally. For me, it meant the difficult end of my marriage. Financial challenges. A tanking real estate market. Global financial market meltdown.

November homes sales in Carmel was pretty much on par for the rest of the year. The number of homes sold was down by 28% and the average sales price was slightly down at 4%. There are two bits of good news this month; somehow the average days on the market was way down over last year and the absorption rate or # of months of inventory was down as well.
While the number of homes sold in Carmel is way down, I believe the fundamentals of Carmel real estate are still strong. Here's what I've noticed since joining the Real Estate Industry, agents have hearts of GOLD. No pun intended with the fact that I'm with a CENTURY 21 company and we are all about Gold. No, seriously, if you ask for help, they are right there! It's truly impressive!
We all know what the economy is like right now, yet over the past two weeks we have put out requests asking for help for three different things: Our agents and staff are amazing! They give generously!
1) Gleaners Food Bank, Our local food back is really low on food. Our agents pulled together and brought in over 6000 cans of food...a little healthy competition between the offices didn't hurt either.

2) Jillian Center Gift Drive -
Scheetz agents adopted over 50 women and children at the Jillian Center for Abused Women and Children. Making sure they have a very Merry Christmas. An email went out to everyone asking for our agents and staff to adopt a child, and within 1 hour our agents responded by saying YES! There was an overwhelming spirit of giving. This year very special boys and girls will find just what they asked for under their tree thanks to the agents and staff who understand the reason for the season.
3) CENTURY 21 Foundation - CENTURY 21 Scheetz has a non-profit organization designed to give to those clients, and/or community people who are in need. The foundation has raised hundreds of thousands of dollars through many efforts. The latest effort was an ugly Christmas Sweater/auction raising over $4000. This money will be used when an agent is working with a needy family.

OK...so this is my first official Active Rain blog post. I've written blogs in several other areas, but for the longest time I've simply had a simple little profile on here without any content, how boring is that?
I keep getting emails everyday from active rain and I must say, many of the blogs are rather informative. I've picked up some handy dandy little tools and tips. My hope for this blog - wait, hold on here, I need to make sure I've got the lingo down right...is this a Blog, or is this a Post, or is this a Blog Post. I've heard several different definitions, just wondering if I'm following the right rules of the road.
So, back to my train of thought...My hope for this blog/post/blog post, is to provide resources for the real estate folks that I have found to be extremely helpful in our business. I'd love to keep writing because I really feel like I'm on a roll now, but I don't want to write too much until I know if I'm even doing this right. So, come back for more, I promise to add much better value than this rambling...

Not a great month for Carmel. The number of homes sold is way off from last year’s numbers and the average sales price was down 10% as well. Somehow the days on the market is down 13% over last year, but this could just be real estate agents re-listing the properties to artificially reduce the days on the market.
When the economy really started to take a hit a couple of months ago, I thought we would see an impact like this. In addition, the election had to have an effect on people’s mentality about the real estate and the economy as a whole. Going into the holidays and with the economy still looming large on people’s minds, I think we will see a few more months of numbers like this.
