There are multiple factors that can prolong a short sale transaction.
Recently we closed on a property in NW Indiana that was subject to lenders approval of a short sale(Schererville,IN 46375) AND also subject to Bankruptcy court approval of the sale of the property.
To date, this is our longest short sale ever = 3 months and 13 days from accepted offer to closing.
Lender approval time was double what Indiana law HB 1359 allows (requires an answer in 30 days).
Seems that laws passed to help expedite short sales have little or no effect on the lenders and that they take even longer nowadays than before in the approval process!
Perseverence on the part of the listing agent and patience on the part of the buyers, cooperation on the part of the sellers are some of the key ingredients to make a short sale close.

Back up offers in Real Estate - we've blogged about this topic before - we encourage them as
Sale Pending does NOT mean SOLD!
In this Market anything can happen, so we encourage the Sellers of our Listed properties in NW Indiana to keep showing their property to prospective buyers even after they have accepted an offer to purchase.
Just this week we Closed a Real Estate Transaction on a home for sale in NW Indiana that was the 2nd in line or back-up offer !
It's like an Insurance Policy to fall back on in case "something" unexpected happens along the 30 to 60 day road between what looks like a great offer "on paper" and the actual written words from the lender/underwriter stating something similar to "we are clear to close this transaction, all conditions have been met - please forward wiring instructions."
So when one of our listings gets an accepted offer we flag it in our MLS as PS which means : This is an active status. The Seller could accept back-up offers. PS-There is an accepted Purchase Agreement, yet the sellers wish the property to stay on the market.
A property is SOLD when the deed transfers hands by signatures at the closing table AFTER funding is verified and then is recorded into county records. So there is no SOLD signs ever on our listings :) It would not be an accurate representation to the public in our opinion.

The early personal contact that a tenant receives from WPM establishes a good dependable relationship.
Maintenance:
We will answer the renter's maintenance complaints and arrange for repair work. Our tenants have access to a 24-hour emergency number if a problem should arise in the middle of the night. This adds security to the tenant as well as you the investor that we are watching after your property 24 hours a day 7 days a week. That is comforting all by itself.
Inspections:
When a tenant checks into a property we conduct a walk through inspection on that property. This way we have on record the condition that the property was in when a tenant moves in. When that tenant leaves we use the same report to check them out. This way there is no confusion on the condition of the property after a tenant leaves. Our Leasing agents also conduct monthly "drive by" inspections on your property to make sure that the tenant is taking the best care of your rental investment. This service applies to full service property management accounts.
Monthly Statements:
Each month you will receive a detailed statement on your property. These statements are easy to read and understand. The statement will break down the month's activity on your investment property. It will show rent collected, management fees deducted, itemized maintenance, and finally your net dollar amount. This is set up in Excel Spreadsheets so your paperwork is organized for your accountant. This can be e-mailed to you as a pdf or mailed to you by regular postal service.
