We do see an increase in the number of homes sold which is very good. However, we also see a slight dip in the average sales price which, again, may be triggered by the tax credit expiring. If you look at the YTD numbers for the average sales price compared to last year, Zionsville real estate is actually up 1%.

This was actually not a bad month at for Zionsville homes. A 13% increase in the number of homes sold and basically unchanged average sales price since the same time last year. The year to date numbers for Zionsville show an 18% decrease in the number of homes sold and 2% increase in the average sales price. The absorption rate is at 10.14 which is higher than other northern suburbs of Indy like Carmel and Fishers but not out of control. There are currently 311 Zionsville homes on the market with an average asking price of $587,478.

If we could just pretend that July didn’t exist in the Zionsville housing market, I would be OK with that:) Zionsville has been all over the map this year as far as number of homes sold and average sales price. In large part, these wild shifts come from only having 30 - 50 homes sell each month. In this case it makes sense to look at the YTD numbers which paint a far better picture showing a 1% increase in the average sale price. The number of homes sold in Zionsville is still down on the YTD numbers, but only 21% and not the 31% from July. The thing that concerns me about Zionsville real estate is the absorption rate is high at 11.45.

As you can see, there was not a ton of activity in January 2009 as far as number of homes sold. Somehow, only 8 homes sold in Zionsville during the month which resulted in a 70% decrease in activity. What is odd is that even though only 8 homes sold the average sales price was up 12 % over last year. I say this every time I do a Zionsville report, but with so few homes selling it is very difficult to get a grasp for the status of the market based on just one month’s sales activity. We will have to wait a few more months to see how the Zionsville real estate market will fare in 2009.
