The following report is for single family existing home sales during the month of January 2009 and 2010 for comparable purposes. Data is from the Fort Wayne Area MLS and uses information from mls area al01 in Allen county Indiana or Eel River, Perry and Lake townships. Data is deemed reliable but not guaranteed.
Year over year data looks like a positive trend is occuring in Northwest Allen County with 9 more homes sold this year than last year which is almost a 50% increase. A decrease in median days on market an increase in median sales price and price per square foot.
Median Sales Price up 1.6% year over year

Number of homes sold up 47%, Days on market improved by 18% and price per square foot was up 10%

Northwest Allen County is a great place to call home with lots of dining, retail and entertainment options, a highly sought after public school system and many parks and trails. Well ever since ol Punxsutawney phil decided that we're gonna have 6 more weeks of winter...people around here have been up in arms with what to do for another 6 weeks

Aside from watching the Colts march on to another Super Bowl Victory, there's plenty still to do with the winter weather.
The Toboggan Run at Pokagon State Park is open only for a few more weekends. Open Fri-Sun, the runs last weekend scheduled to be open is February 28th, 2010. The cost is $10 per toboggan per hour with a max of 4 people per toboggan. Check the website for full details and a pretty cool video of an actual run.
If indoor activities suit your liking...check out the Fort Wayne Komets schedule for the next 6 weeks and take in a game. While it's an indoor sport, ice hockey is still considered a winter sport so it counts for at least the next 6 weeks.
Take in a show at the Embassy Theatre with Heather Headley returning to town for one performance with the Fort Wayne Philharmonic on March 12th at 8 pm. The Fort Wayne Native and Grammy award winning soloist will surely put on a great show.

There are many reasons I love being a Realtor in Fort Wayne, but one of the things I enjoy the most is showing houses. It helps build rapport with clients, helps me to get to know what they like and don't like, and sometimes full of surprises.
Today we were showing homes in rural areas to some clients that are relocating to the Fort Wayne area. It was around 2:00 or so when we got to our appointment. The listing agent said that the door would be open and to just go ahead and go on in (gotta love small towns!). While we were in the kitchen (there were 6 of us), the son of the home owners opened the front door, looked up, saw us and did his best Macaulay Culkin impersonation. AAAAAAAAAA!!!!!!!!!

I suppose his mom forgot to tell him we were coming. His sister followed him in and we explained who we were and why we were in their house. The girl put a scowl on her face, went into the living room, turned on the tv, folded her arms and didn't look up. We left shortly after that. :)
There have been so many... like when the lock box didn't work and my clients REALLY wanted to see the house. I noticed that a window was unlocked so I called the listing agent. "Um, sure Jared, if you want to climb through the window that's okay with me, just don't hurt yourself!". Mission accomplished!
I will never forget THE SPOOKY HOUSE. It was November, it was cold, it was rainy, and it was AT NIGHT! The spooky house was on the corner of two busy intersections in north Fort Wayne. It was big, blue, and from the moment we walked in we all felt weird. The inside was full of dark paneling, old light fixtures, and lots and lots of cob webs. 
Oh did I mention IT WAS DARK and we had to use our flashlights??? After about five minutes I told my client to have fun looking and I would wait for him on the porch. As I turned my flashlight landed on two old porcelain dolls hanging from the ceiling by a noose. I don't remember if I screamed but I was OUT OF THERE!!!!
You would think that a home listed in the $350,000 range would be immaculate right? Wrong. The pictures looked great online and the home was in a very nice neighborhood. We were all very excited to see it until we walked in the front door and were overwhelmed by a strong urine odor. We lasted about 5 minutes before we had to leave. Disgusting.
And my favorite... Two of my favorite clients of all time are Corey and Kim. Kim is the kindest person you will meet and Corey is the FUNNIEST! My wife and I were showing them a home that is listed by a company that doesn't use lock boxes and leaves the front door unlocked. When we pulled up to the drive we noticed two bikes in the driveway. We thought that maybe there were some kids messing around in there...
WE WERE WRONG. We announced ourselves very loudly and proceeded to walk through the home. When we got to the back area I heard Corey say "Hey there are people back there. HOLY S*** THEY ARE HAVING SEX!!" The couple jumped up, hurried to put their clothes on, and then fed us this story about how they wanted to buy the house and that the agent on the sign won't return their calls. They left and we had a good laugh. I called the agent and told him that he might want to start using lock boxes. :)
