It is that time of year again! The holiday season officially starts this week! Family and friends will gather around the table on Thanksgiving to share a meal that usually involves many legendary family dishes! Some will begin to plan their Black Friday strategies, but if you are lucky enough to be in Louisville you will be preparing for the arrival of Santa Claus! In his second official stop of the season, the first being in Macy's Thanksgiving Day parade, Santa will help Light Up Louisville!!
At 8pm Friday night Santa will help Mayor Abramson start the first night of Light Up Louisville. This is one of Louisville's signature holiday traditions! Leading up to the big moment is a day full of family fun! Starting at 3pm on Jefferson between 5th and 6th streets you can enjoy music, food and shopping. There will be a Santa's Workshop and children's activities too! You can participate in the Run Run Rudolph 5K Run/Walk sponsored by Baptist Health and run or walk off all that turkey and pumpkin pie!
There are more children's activities at the Galt House 4pm - 7pm. You can enjoy Wendy's Winter Wonderland parade starting at 6pm. The new twist this year, the parade is being held at sunset so it can include an evening parade of lights! Of course it all ends up with the first "Lou-minations" light show of the season! "Music, Magic & Lou-minations: A Fantasy in Lights" is an animated lights display synchronized to music and put on at Metro Hall. Add a carriage ride and you have the perfect holiday outing!
The Galt House is even offering special rates for the Light Up Louisville celebration! You can even enjoy a special Light Up cruise on the Spirit of Jefferson from 9pm to 10:30pm. You can enjoy the evening lights along the Ohio River from the comfort of a temperature controlled deck. It is good to be in Louisville!!

Louisville luxury homes in 40204 that are just coming on the market have seen their median asking price drop by over $100,000 in the past few months, as indicated by the gold line below on the graph. If we call the most expensive 25% of homes on the market luxury homes, we can see that the new listings were priced quite a bit higher than the rest of the listings on the market, which is not what you would normally expect to see. The black line below indicates the median price of all of the luxury homes for sale in 40204, not just the ones that came on the market in the past week. Part of the reason that this graph may show so much volatiity is that 40204 does not have a tremendous number of homes on the market at any given time, and the number of luxury homes that come on to the market each week is going to be a very small number, maybe even in the signle digits. But it is still interesting to note that the price of new listings and existing listings have fallen into line with each other over the past six weeks or so.

I'm a bit obsessed with the sales statistics for homes for sale in Louisville and other areas within Louisville, and as such, try to keep on top of what is happening in the real estate market. When I stopped for a few minutes today to take a look at the Greater Louisville area real estate market, it became painfully obvious that we have not recovered and that we have a bit more pain to endure before we see a balanced market and anything approaching a sellers market. With just a little looking, I was able to show that the asking price of homes for sale Louisville continue to slid, while both inventory and DOM continue to rise. Not quite the best market conditions for a seller. At the summit he set forth the challenge to make Louisville a Gold Level bicycle friendly community. The Bicycle Friendly Community Program helps communities to become more active through bicycling. The benefits go beyond just improved health, though that in and of itself is enough incentive to ride!
When a community promotes bicycling as a lifestyle there is a ripple effect seen throughout the area. Traffic is reduced, so noise and pollution can be reduced as well. As the BCF program has spread, community leaders have also found that people seem to be more connected. This has had a positive effect on businesses, property values, and increased tourism. The Louisville Bike Plan is the place to start! It implements the 5 E's of the BCF: Education, Encouragement, Enforcement, Engineering and Evaluation. City Planners are also working on the Louisville Loop, a paved 100 mile trail that will give you access to most of the town! Climate change is a familiar phrase, but in this instance we are not talking about global warming or cooling. There has been a change in climate in real estate as the effects of the Home Buyer Tax Credit and other incentives have begun to warm a cool market. We are still seeing the lowest interest rates in years! With repeat buyers now being included in the tax credit, the housing market is warming up!
Signs of a Change in Season
Recently, mortgage rates fell below 5 percent again for the first time in weeks. Home sales were up as first time home buyers pushed pending sales higher for the eighth month in a row and the number of mortgage loan applications was up over 8 percent at the beginning of November. These are all signs of a change in the real estate market! So how do these changes affect those who are looking to buy or sell a home?

There are always some extreme highs and lows as the seasons change. The same is true in real estate. The best way to navigate these extreme is to have a realtor who knows the area you are buying or selling in. Each neighborhood has its own climate, knowing that climate can make all the difference in how you should negotiate the purchase.
As an example, there are sellers who have priced their homes low for a quick sell. If your realtor doesn't know what the average price is for that type of home in the area, they may advise you to give a "low ball" offer on a home that is already priced to sell. As the market changes, the old tried and true tips will not always work. You may not only get your offer rejected, but if another offer comes in at or close to full price, you will lose out on what could have been a great deal on a good home.
