  • 62 active listings, priced from $73,900 to $1,700,000
  • Average listing price of $386,993
  • Median listing price of $302,500
  • 2 pending but continue to show listings, priced from $138,000 to $233,900
  • 4 under contract listings, priced from $41,900 to $399,500
  • Based on October 2008 home sales, there is a 8.9 month supply of homes for sale in Belle Chasse LA, down from 11.8 months in September

Belle Chasse homes continue to sell at an average rate of 6 to 7 homes per month, putting the community on track to meet or exceed the number of sales recorded in 2007. These sales numbers are a significant change from 2004-2006, for a couple of reasons:

  • The number of post Katrina home sales were much higher than the average due to the relocation of a significant number of home owners
  • Property values in Belle Chasse, which are the highest on the West Bank, have risen to the point that many first time home buyers cannot afford to live in the community unless they are willing to take on a property that needs an almost complete renovation

Following the national trends, the prices of homes that have sold in Belle Chasse has continued to drift downward each month. While the month to month variations in averages are due to the small number of homes sold, the year to date average sale price gives a better picture of the market - homes are selling at prices more than 10% lower than in 2007.

Home sellers who are keeping track of the trends and adjusting their prices accordingly will be at the top of the list for the discriminating buyers out there today.

The Parks of Plaquemines - A New Belle Chasse LA Community

Belle Chasse is growing again! Take a drive down Woodland Highway and you'll see the signs. Slow down enough and you can see that just behind the tree line there is a flurry of clearing activity happening. A new residential development, The Parks of Plaquemines, is in the works and awaiting approval from the Parish Council.

Since Belle Chasse continues to be one of the highest demand areas to live in on the West Bank, especially for military relocations to NAS JRB New Orleans, it's a relief to see some new construction on the horizon.

I had a chance to sit down with the developer this week to take a peek at what's in store at the newest exclusive West Bank community. Encompassing over 200 acres of wooded land, I truly expect The Parks of Plaquemines to be the latest feather in the cap of David Waltemath (who also helped develop the prestigious English Turn community in Algiers). Over 25 buyers have already placed their deposits on their chosen lots in Phase I - a sign that the area is ripe for the type of neighborhood amenities that will be offered in this new gated community, which includes the creation of nature trails, neighborhood parks and tot lots.

Although the clearing of some trees is taking place to provide space for streets and homes, a large portion of the land will remain untouched. A 15 foot wide walking trail will circle in and around the development, with some lucky home owners facing or backing up to green belts, parks and waterways. As the number of residents grows, a community pool, cabana and tennis courts will be added (the target right now is 50 completed homes) and HOA dues will be reduced until all of the amenities are up and running.

I'm very excited about this addition to the West Bank real estate market and can't wait to watch the building and development unfold!

NAS JRB New Orleans: A Welcome Home Troops Celebration

I was lucky enough to attend the Welcome Home Troops party this past Friday at the NAS JRB New Orleans base. The celebration was held to honor all of the troops who have come and gone from the base for the past year and all of the stops were pulled out.

There were inflatables for the kids to play on, a rock climbing wall for everyone and some deliciously cold sno-balls...then there were the clowns and the visits from Dora, Diego and the mascots from both the Hornets and the Zephyrs were on hand as well.

A line of tents were set up with activities for the kids, including cookie decorating and face painting.

Our Last Hope is the name of the new band formed by members of the on base Teen Center and they kicked things off with 4 songs. What a great job, especially since they have only been together for about a month!

After Our Last Hope was finished performing, local band Chicken on the Bone took the stage, which was located in an airplane hanger, to rock out...

After their performance, the band donated a special bass guitar to the MWR guys who were responsible for coordinating the entire event.

The lovely ladies from the NAS JRB Credit Union had a booth set up with information for the troops and they were also the sponsors of the fireworks that closed out the evening.
