Medway Home Sales Statistics 2011

Marcia Kramarz CDPE,LMC,CBR: Real Estate Agent in Medway, MA

Interesting year in Medway for Real Estate Sales. It's been a long while since a home for as low as $112k but a small cape in need of repair did sell for that price in 2011 - the lowest price point for a single family home - On the flip side we had another home sell in the new Applegate Development that sold for $1.38 million - Those were the extremes - We had a solid year on the high end and had a few real bargains in town. To read about the specifics feel free to review the report on Medway's Real Estate Market in 2011.

To compare 2011 to 2010 we can see the market is stabilizing. Look how similar the numbers look year over year.

Thayer Homestead - An Historic Restoration in Medway -

ItThayer HouseIt's exciting to note we're one step closer to getting a project manager hired to assist in a detailed design plan for the Thayer Homestead in Medway, an historic homestead abutting our beautiful Choate Park.

Last November the town voted to fund a schematic design to provide more project detail to bring to the town for a final vote to build. The homestead is unique in a number of ways. It's unique because of its historical significance, part of the mill history of Medway. It's also unique because of its beautiful location - on a knoll overlooking the Pond at Choate Park.

You may have noticed (and have wondered) what was up with the property which consists of the home, the barn and the beautiful almost 4 acres overlooking the pond. The house itself has been boarded up for a number of years . Both house and barn have had structural improvements over the past 6 years to ensure the structural integrity of the property but not much could be done with the structures until a decision came down from the town residents -

With some luck, once this next phase is complete, we'll be able to go to Town Meeting to request release the funds necessary from the town's Community Preservation Funds to complete the work.

Our goal is to improve the property with a sympathetic addition that will allow the town, its residents and people from out of town to rent the facility for functions like weddings, anniversaries, business functions etc. That will allow the town to sustain the property without being a financial drain on the town's finances. It will also provide a beautiful village green location for the town which can be enjoyed by residents for years to come.

Take a look at the conceptual design and tell us what you think! This is just a one min or so video but it paints a picture of what could be at the Thayer Homestead ! Thayer Homestead Conceptual Design

A Great Way to End the Year - Moving Buyers into Their New Home!

A Franklin home has found its new residents!

The last work day of the year and these buyers managed to close on the home of their dreams! This home is a classic farmhouse design with a beautiful porch overlooking an idyllic yard - providing peace and serenity with its close to 2 acres of open land. Luckily prior owners had addressed all the worries of buying an antique, replacing systems and windows and then restoring many of the floors.

I love the enormous kitchen in this home. It will be the focal point for this new family!

Sanford Mills - A Residential Real Estate Development in Medway, Ma

Some, maybe most people, in town don't know about Sanford Mills.Sanford Mills They're surprised to find out there is a condo complex on the River Charles in Medway situated right at the water falls that can be seen from Sanford St (Lincoln St as it crosses the river into Franklin). The complex has been around since the early 90's as a real estate complex. Prior to that it was vacant for a while, but was once a thriving mill. In fact one of the prior owners whose home I sold in the past few years tells me she remembered when her Grandfather worked there and she was so excited to have one of the units in the building where he was a supervisor. Her unit like some others hat an UNBELIEVABLE view of the water fall over the dam. The complex currently is owner occupied. There are a few rentals (I think less than 6 of the 69 units that make up Sanford Mills). The units vary significantly in layout (to make good use of the complex layout) but are similar in that they all have at least 1.5 baths and 1 to 2 bedrooms. Some are multi level - some are on the same level. Most, if not all have very unique architectural touches which include wide board ceilings, brick walls and almost floor to ceiling windows. Just about all include in unit laundry facilities. Each unit has two deeded parking spaces, one close to the complex entrance, the other may be a few steps away. Visitor parking is also available. Condo docs note small pets are ok. Just about everyone living there speaks highly of Sanford Mills living. There are book clubs and other get together and people are friendly and talk about feeling safe in the complex. For those that have a view of the falls, there is no other complex that can compare. The river takes on such different looks as the seasons change. If you're interested in considering a purchase of a Sanford Mills Unit, Call me. I've sold many in the complex and can show you the complex and its amenities. You'll love it.

Medway Ma Home Sold Statistics for November

Marcia Kramarz CDPE,LMC,CBR: Real Estate Agent in Medway, MA

Sales for residential homes in November has been running exactly the same as this time last year. We sold 7 single family homes in November which is exactly the same number of homes in November of 2010. But that's where the similarities end. The average list and sale price was lower in 2010. Does that mean we're seeing appreciation year over year? No. In November of 2010, we sold smaller homes with less living area. In actuality the per sq foot sale price has dropped over 2010 Average Sale$ per Sq ft has dropped to $136 from $150 per sq ft in November of 2010 - That's about a 10% drop - Because this is such a small sampling (7 homes and 1 month) I wouldn't make assumptions about the entire year. Stay tuned for our end of year reporting in about one month.
