There certainly has been an uptick in the Needham market lately. The increase has been in Open House attendance and in properties going under agreement.
In the past 7 days 9 properties went under agreement. Of the 9 properties that went under agreement 7 of those were Coldwell Banker Residentail Brokerage agents. One of those properties was on the market just 2 days. Another property that has been on for 817 days finally sold.
Presently there are 78 active Single Family Homes on the Market in Needham. The price range is from $439,000 to $3,500,000. Average days on market 134 and the average price is $1,116,542.

From the period of January 1 to January 21 there were 18 new listings coming on the market. There were 2 expired listings one in the $1,000,000 to $1,499,999 after 44 days and another property in the $600,000 to $699,999 which was on the market for 21 days.
The properties on the market are as follows:

this was the report: 20 in attendance at a property that is listed at $799,000

11 in attendance at a property that is listed at $1,399,000 (best open house so far)
I think that is pretty telling that the market in Needham continues to be active, properties are still selling and we are getting good attendance on a Sunday when there was a very important Patriot Football game.

Well here it January 7, 2008. Generally a quiet time in real estate.
I just checked the latest report and there were 3 properties that went under agreement over the weekend.
As of yesterday there were 67 properties on the market ranging from $375,000 to $3,500,000. The heaviest concentration being 13 properties priced between $600,000 and $699,999. The other heavy concentration is the properties priced between $1,000,000 and $1,499,999 the total is 14. Median price is $889,000. Total single family homes on the market 65 as of this morning. The average days on market 145 days.
I will be reporting further later today on other stats for Needham, MA
