The number of single family homes sold in Sudbury, MA during the month of October remained flat at 12 homes sold in both 2007 and 2008.
The average selling price decreased dramatically from $999,292 in 2007 to $541,675 in 2008.
The average DOM (Days on Market) almost doubled to 222 days from 116 in 2007.

Welcome to the market conditions report for Sudbury MA. Here's what's going on: there are currently 110 active single-family home listings and of those 6 already have accepted offers waiting for contingencies to clear. Average time on the market for current listings is down a bit - 162 days, last year at this time it was 170. Eleven homes have sales pending, the same number as last month.
Overall, the number of homes for sale has decreased 110 compared with 130 MORE...

Sometimes things happen for a reason.
After being in the media's spotlight following last week's rowdy behavior at the high school football game, Lincoln-Sudbury students last night attended the game against Hingham with their PARENTS!
That's right! High school students were required to have a parent in attendance if they wanted to attend the game, as a consequence of the underage drinking that had taken place at last week's game, taxing police and medical resources, and tarnishing the school's reputation.
Or so some people thought.
Rather, the tempest at Lincoln-Sudbury served to remind both students and parents that school officials were taking student behavior seriously, and they were enlisting the support of parents to make sure that student welfare, responsibility, and pride were at the forefront of their concerns.
The students who misbehaved were disciplined, parents were called upon to lead by example, and community support for the high school and its athletes was out last night in full force in a tribute to the school, its students and their families, and to the school officials who acted swiftly and decisively.
Sure, some students grumbled about lack of freedom, yada yada yada. And some students probably passed on attending , but for those who did attend?
It was an evening that had a profound effect on the families and groups who attended. There was pride, there was excitement, there was fun, and there was the sharing of an exciting activity surrounded by people you love.
Family bonding on the athletic field!
Lincoln-Sudbury's reputation has not been tarnished. Rather this high school has shown what leadership is all about. Lincoln-Sudbury has shown what it means to show respect to the community, the students, and to the athletes who work hard to exemplify true competitive spirit.
Lincoln-Sudbury should be commended. The parents should be commended. The students who abide by the rules should be commended. And the decisive action taken by school officials should be commended.
So BostonKayakGuy awards the Lincoln-Sudbury High School community a 5 paddle rating this week!

Today’s Lincoln-Sudbury HS football game will see a marked difference from the past.
In order for students to be able to attend Friday’s game, the School Superintendent has deemed that students must have a parent in attendance. This is in response to last week’s game where a number of students were drunk, many were drinking, and some had to be taken away to the hospital or to be charged with minor offenses, all of which taxed police and medical resources.
This policy change is bound to have ramifications in the world of high school football. And while the policy is currently intended to be in effect for just Friday’s game, school officials will be watching closely.
Reactions to the consequences of last week’s game behavior were mixed, though many students indicated that it was necessary. And while many parents are certain to have mixed feelings, their support will be critical in ensuring that students behave responsibly at sporting events.
FOX25 reporter Erin Hawksworth spent the day interviewing Lincoln-Sudbury students about the impact of the new game policy.

Rather than the typical nominal Buyer/Seller market information, I am going to give you a complete picture of all segments of the Sudbury market. I hope you'll enjoy it and/or find it useful. First, let's start with the Median House Prices.

Median Home Price Explaination: The median price is a useful statistic and is commonly used by the national market giants like Case-Schiller and others, as it shows the point at which half of the homes that sold in the time period are above and half of the homes are below. As you can see on the chart the median for the year ending December 31, 2007 was $31,750 higher than we are seeing today. Taking the difference between then and now you get a drop of 5.15% from last year, not great, but not catastrophic.
Now, let's go into more depth on the Sudbury market.
There are three distinct segments to this market: entry-level; mid-range; and luxury, and as might be expected, they've all behaved very differently this year.
