Holland, Massachusetts, Real Estate Report for 2011
How did the real estate market perform in Holland, MA in the year 2011? As with many towns in South-Central Massachusetts, Holland saw a slow real estate market in 2011. Sales were slow, and prices were down. The graphs below show the story quite vividly:

You can see where the market has changed in the past ten years. Prices peaked in 2006, and volume peaked in 2003. For 2011, Holland real estate prices returned to 2002 prices (on average).
Current Market
Let's not forget to consider the current market in Holland, MA, when we look at this information. Currently, there are 28 single family homes on the market. One has an accepted offer but is taking back-up offers. An additional four homes are under contract; two of these are bank-owned and one is a short sale.
Summary and Predictions for 2012
With nearly one-year's inventory on the market, it will take some time for each home to sell this year. The good news is that mild winter weather has buyers out and ready to look. The deals at the low end of the market will go quickly, primarily to investors who have cash, as these properties typically are in need of repair. But, homes that are in good condition will also sell, as they will appeal buyers in low-money-down programs like FHA. Also, Holland waterfront properties continue to hold their value and will be in demand this spring.
If you have a home to sell in Holland, MA, you will need to have your property in top condition in order for the property to meet strict lending requirements. If you plan to buy a home in Holland, MA, you will have many options from which to choose. Be sure your financial house is in order before you start looking, or you may cause delays in your own purchase.

A home buyer in Chicopee MA should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase.
A standard Massachusetts home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved.

Casino Plans for Brimfield MA?
January 12, 2012: Interesting news today: The Worcester Business Journal has reported that MGM intends to pursue the possible building of a casino in Brimfield, MA. The article states that MGM has its eye on about 150 acres in Brimfield, a town where land remains plentiful. This announcement will add fuel to the casino debate in this area, as Mohegan Sun had previously announced its desire to build a resort in nearby Palmer, MA.
The casino topic has been hotly debated over several years. Advocates cite the potential for job creation, plus revenue for the state, but many question whether such revenues justify the concept. Residents worry about increased traffic, crime, and an impact on property values.
I'd like to know what your thoughts are. If you live in a town that has a casino, what have been the pros and cons? If you live in Massachusetts, do you feel the building of casinos will have a negative or positive impact on the economy?
Personally, I am not a big casino user, so I don't see the existence of a casino having much change on my lifestyle. But there would certainly be changes in the sleepy little towns out here in the middle of Massachusetts. To go from a history and antiques-centric area to a mega-entertainment area could be quite jarring. Are we ready for that level of action?
