Currently there are six homes for sale in the Arora Hills neighborhood of Clarksburg, Maryland. They range in price from $600,000 for a detached six-bedroom, 5 1/2 bath colonial, to a three-bedroom townhouse offered for $369,000 on Chestnut Glen.
Eleven homes in Arora Hills are currently under contract and awaiting settlement.
Sixteen homes in the neighborhood have sold and closed so far this year. The least expensive was a foreclosed $332,000 townhouse, and the most expensive was a detached brick colonial that sold for $675,000 on Sycamore Farm.

CLARKSBURG MD TRUSTEE SALES - HARVEY WEST AUCTIONEERS
Harvey West Auctioneers has scheduled Maryland trustee sales.
Trustee sales auctions are open to the public and all qualified bidders. These sales are foreclosures by the secured mortgage lenders. Buyers should carefully read the newspaper advertisements that appear for three weeks before the sale date. The required deposits must be in the form of cash or certified funds. Most of the bidders use cashier's checks that are payable to themselves and endorse the checks when they are successful. Always check for cancellations before attending trustee sales. Seek professional advice if you do not have full knowledge of the risks. Since these transactions are not conditioned on the availability of mortgage financing, buyers should always have written pre-approval for financing with disclosure to the lender that the property is being purchased in 'as-is" condition. CLARKSBURG MD 20871 REAL ESTATE TREND INDICATOR
If you are thinking about buying or selling a home in zip code 20871, you should take a close look at the following report that compares the statistics for the past month with the same month last year. During the month, there were 99 active listings of homes for sale in 20871. There were 30 new listings in the area and 25 listings went to new pending contracts. There were 10 actual settlements as compared to 12 homes sold last year. The total sold dollar volume was down 11.71%. The average number of days on the market was 122 from 116 days last year. The average sale price was 93.71% of the average list price. The median sold price was $463,000. It is still a market which favors buyers. Here's some quick news on the Clarksburg residential real estate market.
The median price of homes sold in zip code 20871 is up 10.80% this October as compared to October of 2008, which is good news for home sellers.
So far this year it has been very much a buyers market, and this could be the first indication of a shift in the market back toward a sellers market. We'll have to wait to see if this is the beginning of a trend, or merely a statistical blip.
