As of this morning, there are five homes for sale in the Clarksburg Heights neighborhood of Clarksburg, MD.
They range in price from $339,000 for a 4 bedroom, 3 1/2 bath townhouse on Havenworth, to $580,000 for a detached colonial on Fair Garden.
Four homes in Clarksburg Heights have sold and closed so far in 2009. The least expensive was a townhouse that sold for $307,000, and the most expensive was a detached home on Fair Garden that sold for $415,500.

The total dollar value of homes sold in Clarksburg, Maryland last month was $8,006,028, which is a 2.4 percent increase over sales during the same month last year.
The median sold price of homes was down 4.47 percent, and the number of homes sold increased by 11.76 percent.
The average days on the market for homes dropped by 31.11 percent, indicating that homes in August 2009 sold substantially faster than those in August of 2008. Who would have thought!

CLARKSBURG MD 20871 REAL ESTATE TREND INDICATOR
If you are thinking about buying or selling a home in zip code 20871, you should take a close look at the following report that compares the statistics for the past month with the same month last year. During the month, there were 93 active listings of homes for sale in 20871. There were 28 new listings in the area and 27 listings went to new pending contracts. There were 19 actual settlements as compared to 17 homes sold last year. The total sold dollar volume was down 2.42%. The average number of days on the market was 93 from 135 days last year. The average sale price was 91.7% of the average list price. The median sold price was $406,000. It is still a market which favors buyers. Buyers have the largest selection and the lowest prices that have been available for several years. First time home buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009. The lenders still have a surplus inventory of foreclosures in Montgomery County and buyers are taking advantage of the bargains and the lowest interest rates in years. Many home buyers are taking advantage of the low 3.5% minimum cash requirement for FHA financing. The FHA Streamlined 203(k) loan allows borrowers to include up to $35,000 of home improvements in the mortgage amount. Many of the homes on the market have deferred maintenance issues.
