The accredited staging class through StagedHomes.com was scheduled at my Bel Air, MD Keller Williams office. Since another storm is headed our way the class has been postponed. Your safety first!

It will be rescheduled for sometime in March 2010. We are also looking for a home that needs some staging help for us to practice on after our class. The instructor will be present to advise us. She will meet with your homeowner prior to the class to go over the details. This is a free service to your homeowner.

The Death Spiral - apply it to flying or real life

If you've been reading my blog, you know that I am learning to fly. A friend of mine owns planes and has been flying for over 30 years. We've been flying together for over a year and we've decided it's time that I start pulling some of the weight = ) Flying takes concentration and is exhausting on long trips. So, yesterday, I took control in the air for the first time.

This is a picture of a twin engine Comanche - state of the art plane of the 50s. It is a little airliner. The controls are overwhelming. But, it is a nice ride! This is what we flew yesterday.

Yesterday was extremely hazy with less than 5 miles visibility. We flew out of Martin State Airport to the eastern shore for air time (15 minute flight). In this lesson, I learned first hand how to use only instruments to fly (there was absolutely no natural horizon to use).

The key instruments to use are the artificial horizon, ball bank, and vertical air speed indicator. Does that sound foreign? The vertical airspeed (the rate of climb or sink) should be on 0 when all is good or at least within 500 ft/min. When turning the plane (banking) you need to look at the artificial horizon to make sure you are no steeper than 30 degrees.

**When banking, the nose of the plane will naturally drop - as indicated on the vertical air speed indicator. The key is to bank while keeping the nose even with the horizon.**

The Death Spiral - this is how Kennedy died on his 5 minute flight to Martha's Vineyard. First of all, he was flying at night over water and was unfamiliar with his new plane. When banking, he pulled the yoke too much to compensate for the drop (probably in a panic). When raising the pitch too much while in a bank, the turn gets tighter and tighter and the plane goes into a downward spiral that can't recover.

So, the lesson here is to trust your instruments and never over react. Keep a cool head!

Many home sellers, especially those that have sold homes before in soaring markets, want to list at a price greater than the market value. They usually say "we can always come down." Not a good idea and this is why. Lets take a look at what happens from the time the home is listed. When entered into the MLS, the property information goes out to multiple websites and is sent to buyers with matching criteria. The problem with the home being overpriced is that those buyers know it. They have access to accurate home value sites and they have more than likely seen other properties in the area at lower prices. They are going to wait until your price comes down. So, the best opportunity to get the most money in shortest time is lost. Now we are on the market for 30 days and you decide it is time to drop the price. Remember it is a declining market and one more factor is coming into play, more inventory. You see more than twice as many homes are coming on the market than are being sold. Your home is worth less than it was when it was originally listed, it has time on the market (not likely to get full price offer) and you have more competition. The moral of the story is, if you say Sell My Home In Maryland in a declining market you may want to list your home 5-10% below current market value, if you really want to get it sold in the shortest time. Second that will more than likely get you the highest price as well (may create a bidding competition). In this market, highest list price does not equal, highest net price.
