An important thing to keep in mind when it comes to real estate is that each and every town is different. Depending on where you are in the country, one town can be thriving and the next town over can be in a slump. This can also be true for large cities-certain sections of a city can be desirable...others not so much. Please keep this in mind when you listen to the news. Reporters are often giving you statewide or national market data and your home town is not the "national market". With that said, let's see what's been going on in the Kittery/Eliot real estate market:
**12 homes sold in the Kittery/Eliot area in May
**Year-to-date, 53 homes have sold in Eliot and Kittery, ME, and
**25 Eliot/Kittery area homes went pending with active contracts in May.
If you or someone you know is looking to buy or sell, give me a call. I'd be happy to help them out.

The winter market in Eliot Maine was slow in regards to total units sold. In 2007 there were 16 homes sold during the first three months of the year, in 2008 only 9 homes were sold. Currently there are 13 homes under contract. This shows me that the snowy winter may have played a large part in the reduction of total sales.
Also, the average days on market have dropped from 128 days to sell a home in 2007 to only 99 days to sell a home this year. This is great news as it means homes are selling a month faster than last year. Buyers have been active this month- now that it is not snowing every other day.
Currently there are 50 homes for sale in Eliot and the range in asking price from $149,900 to $3,500,000.

It is now 2008 and buyers are realizing that it is now or never....prices have come down and interest rates are still doing well...Many buyers are hoping to come into the Maine market and get a lot for their money....but the truth is that many sellers have already marked prices as low as they possibly can....Sellers today are having to go to closing with some cash in order to clear title...
Buyers may want to understand the market that they are shopping in first of all.....for example Biddeford is a little different from Ogunquit....and the prices will dictate that....
It is nice to see buyers doing their homework over the internet before seeking to see a property, but keep in mind that many properties out there are in an up side down loan and sellers can decrease their prices just so far....
It is important for agents to educate their buyers, for example, a seller has a large mortgage on a property...it is important to know this before trying to just make a low ball offer....in todays market many sellers are either just breaking even or needing to come to the closing with cash.
