SE Michigan Market ReportHard to believe, but we're nearly done with the first quarter of 2009 and the Spring selling season is upon us.

The good news is home sales in 2009 continue to outpace 2008 levels in Southeast Michigan. February sales in Wayne County were up 18.4%, Oakland 12.3%, Livingston 27.9% with an overall increase across the MLS of 16.5%.

Another good piece of news is that the inventory of homes and condos is way down. Last Summer I had "Search over 70,000 homes..." on my website. Today when I checked the MLS, there were less than 50,000!

Average days on the market has also fallen. However, the market remains a challenging one for sellers, which helps explain why there are fewer homes on the market. A fascinating chart by Standard & Poor's graphically shows home prices nationally have dropped 26.7%. Many values in the Metro area are at pre-2000 levels.

Hopefully with increased demand and decreased inventory, our market will start stabilizing and begin recovery. Much of that depends on our local jobs picture, and hopefully Michigan's portion of the federal stimulus will provide a boost.

The upside is that with the recent cut, interest rates are at their lowest point in more than 35 years! However the mortgage process is a bit challenging right now with all the political scrutiny of banks. I recently had a situation where the lender went out of business 3 days before our closing date!

The $8,000 credit for first time buyers has helped stimulate a strong buyer's market. Bottomline, with historically low interest rates, there may never be a better time to buy or invest.

Plymouth Subdivisions

Here is a small sample of what some of Plymouth Townships newer subdivisions are like.

Plymouth Commons subdivision is actually 2 subdivisions. Plymouth Commons has approximately 133 homes in it. The homes were built during the years of 1991 - 2001. The lots are very large and there is a large commons area. The lots range from .69 -.94 acres.
The homes are mostly Colonial and Cape Cod style homes. Most of the homes have brick exteriors & brick/vinyl & brick/wood exteriors, 2 & 3 car garages, 3-5 bedrooms, 2.5 + bathrooms, basements (some walkout, some regular basements).

Square footage of the homes range from 3000 - 4600 square ft.

Why buying a foreclosure may be bad

If you are a home buyer sometimes the best deal may not be a foreclosure. Right now in the Metro Detroit real estate market I am seeing some relocation homes at tremendous deals. One of my clients bought a 4000 square foot Plymouth home built in 2000 with granite counter tops for $385,000. Under a $100 a square foot for a home under ten years old!

But more importantly as a home buyer you really need to look at how much work is needed to bring a foreclosure up to par.

What would you buy? A Plymouth home ($200,000) that has an updated kitchen, updated windows, and new roof or a Plymouth foreclosure that has no updates for $170,000?

If the windows cost $7,000

the kitchen cost $25,000

the roof cost $8,000 what would you buy?

It would cost $40,000 to make the Plymouth foreclosure be as worth as much as the other Plymouth MI home. So the other Plymouth home that was updated would be the better bargain. So as a home buyer that is just one consideration to think about.

The other consideration is where would you get the money to do the updates? One of the things I would suggest you to do when looking at two different homes you like is to compare what one has and how much it would cost to be on par.

The bottom line is if you could afford both house payments the updated Plymouth MI home would be the best deal.
