It is no secret email has cut into the mail...or in another word...snail mail! As the Internet grows so does the use of email. Nearly any company of any size now uses email to communicate amongst it's employees and with clients. When you consider email can arrive in minutes versus days it seems pointless except for critical documents to be mailed. Even then the Electronic Communications Act has impacted important documents.
Real Estate has gone nearly all email except where the rare client does not have email...then snail mail is still used.
USPS the Postal Service hit a new milestone...7 billion dollar budget shortfall for this fiscal year. We have three branches slated to close in the Metropolitan area, two in Wyoming Michigan and one in Kentwood.
Right now the Post Office has some 3200 stations and branches across the United States. Approximately 1000 will be considered as possible closing options to reduce costs.
USPS is also considering not delivering mail on Saturday as another cost cutting measure. Many of the antiquated methods being utilized by USPS are no longer viable in today's world.
Just like we see laws in the judicial system that should have been purged years ago the Postal Service has remained an elephant when it should have been training to be a gazelle.
Our tax dollars at work and now many more could be out of work for the lack of forward thinking. The old saying "If it ain't broke don't fix it" may need updating too. "If it ain't broke adjust to conditions before it is Broke!"
We have chaos in the our governmental budgets. We have lack of leadership in each category of the house and senate, it is no wonder were are in the recession of a lifetime. The cost is going to be more than any of us can imagine. All we can do is collectively vote for change and the major spending is no lose change issue.

Yes, that is exactly what I said to my newest sellers last night. Their home
just went on the market yesterday. A buyer just waiting for this type of listing
found it within hours of putting the sign in the yard and going live on our MLS.
They called me to get details while we were on our way to take pictures and
get measurements to enhance our listing on our web site and the Multiple
Listing Service. Then they called their agent and he scheduled a showing
for 6 pm.
I received another sign call to show the property last night on my way over to
my clients to present the offer the first buyer wrote.
I haven't seen this pace of activity on a listing in quite some time here in the
Grand Rapids market.
So my new listing is pending after being on the market less than a day.
This is what can happen when homes are prepared for sale correctly and
priced correctly.
Congratulations to my now homeless sellers, time to find them a
new place to live.

Current Wyoming Michigan Real Estate Market
The Absorption Rate for Wyoming MI Homes is 7 months, which means
that if no new homes enter the market, it will take 7 months to deplete the
existing inventory at the current rate of sales.

There are currently 138 Active Listings in Wyoming, Michigan.
Since Oct 1, 2008, there have been 117 SOLD and Pending
Wyoming MI Homes.
The high SOLD Price is $ 175,000 the low sold price is $ 50,000.
The average Sold Price is $ 87,828
Average Sold Price /Sq Ft is $75.95
The average List Price is $ 100,996
Average List Price/Sq Ft $ 92.99
Market Analysis: Wyoming homes continue to sell and the absorption rate is
fairly low for the Grand Rapids Area.
The bad news is that home prices continue to decline, going down another 10%
on average since December 2008. Inventory is going down and this might drive
prices up again. If you are considering buying a Wyoming home, now is the
time. I believe we have hit bottom on the market this winter and spring and
summer will see decreased inventory and less selection.
This usually brings prices up.
