HOME STAGING IS IT WORTH IT?
Is it really worth spending the money to have your home professionally staged? Well, let's do the math. Say your property is on the market for somewhere between $160.000.00 and $260,000.00. How many properties are you competing with? Well, maybe you should look up some properties in that price range on the MLS through your local Board of REALTORS and check out the competition. Do you look better than the others, be honest. I am not talking about do you like your property better, do you look better than the competition from an objective perspective? Now let's say to compete with these other properties you are considering a price reduction. The average first price reduction is somewhere between 5 and 10%. So at $200,000.00 you are talking about taking off at least $10,000.00. I can't speak for all the stagers out there because some are in metropolitan areas and pricing is different. But I can safely say, that from my neck of the woods, home staging is not going to cost you anywhere near that. On an average, home staging is less than 1% of the listing price. This is an average and of course depends on what needs to be done. But you do the math.
Home Staging allows you to retain between 5 and 20% more of your equity. If you just do the math, home staging is a very safe investment. You can't blame the agent for "not selling" or "not showing" your property. 92% of all perspective buyers view the listings online before they even call an agent, how does your property look online?
