Here is what is happening in the Otsego, MN real estate market:

Currently there are 236 active single family listings with 34 sales pending and 25 closed sales in the last 30 days. The under $200,000 price range is where much of the activity comes from with 25 of the pending sales and 17 closed sales in the last month. There are 96 active listings under $200K. The townhomes have been selling too. There are 65 active listings with 15 of the pending sales being townhomes and 14 of the closed sales being townhomes.

Otsego is a hot spot for the townhome sales because the bank owned townhomes have dropped so much that you can get a nice townhome for around $120K. There are also so good deals on split entry homes that are around $160K now. Plus some deals on the Modified two-story homes. Its a great time to be a buyer. Big savings in Otsego right now!

As of today, there are 138 single family homes listed for sale in prices ranging from $149,900 all the way up to $1,400,000 - so there is a little something for everyone.

There are also 74 Townhomes, Condos or Duplexes ranging from $104,900 to $419,900 currently listed for sale.

Otsego Minnesota is a growing community located between Interstate 94 (Rogers) and US Highway 10 (Elk River) in Wright County in the northwestern corner of the Twin Cities 9 County Metro area. It is an exurban community just beyond the suburbs where the land was primiarily used for farming until recently.

As you can see in the photo, this new home development (Arbor Creek) has a farm in the background (see the blue silos) and a great park for the kids to play in. And just down the way, there are farms and horses.















Otsego is growing fast and developing the area along the Interstate as well as Main Street (Mn Hwy 101). Road improvement and widening is underway on Main Street. All of the intersections should be completed in 2008.

The city recently celebrated the opening of its new public works building - Sept/Oct City Newsletter and showed it off to the public during its Annual Fall Festival.
