Richfield real estate market is slowly waking up from the long fall/winter slumber. Home owners whose homes are currently on the market are seeing slightly higher showing activity. Here is the summary of the MLS data for February 2008:
Currently available for sale: 193 homes up from 166 last month change: +16%
Homes listed during the month of February: 70 homes up from 50, change: +40%
Pending transactions during the month of February: 23 homes up from 12, change: +92%
Home sales closed in February: 15 homes down from 20, change: -25%
Market Temperature: 
One home was listed, sold and closed within the month of February (it stayed on the market for 17 days). Four other homes sold in less than 30 days:
7 days - list price $284,900
11 days - list price $194,900
20 days - list price $209,000
22 days - list price $194,900

Richfield real estate market is waking up from the slumber. Many home owners whose homes are on the market are experiencing more showing activity this week. Here is a summary of the MLS data for January 2008:
Homes currently on the market ( on 2/5/08): 166
Homes listed during January - 50; average list price - $225,447 +1.10% from December 2007
Pending transactions during January - 12: average list price - $209,717 - 1.10% from December 2007
Home sales closed in January - 20; average sale price - $196,834 - 1.27% from December 2007

Market Temperature: Three homes listed in January sold in the same month! Two of them were under $200,000 and the market time was 13 days and 20 days. One home was priced in mid- $270s, and the market time was 19 days.

I'm not sure if this activity is here to stay but here's what happened yesterday (Sunday) : phones were ringing "off the hook" yesterday at our office with appointment requests and a couple of agents had several visitors at their open houses. My website has showed increased traffic in the last week, triple that of the week before!
I'm not sure what that means but I like it! Let's keep it going!
