One of my fellow Rainers wrote the following, I have deleted the name of the inspector for good reason, the original, edited post is from Jason Samiam. He has a point, but we never name bad inspectors, we simply try to avoid them, if possible.
I do not recommend any real estate agent using this home inspector
I do not recommend any real estate agent using this home inspector
This inspector my client used is a home inspector that I DO NOT recommend. My client insisted that he wanted to use this guy instead of the few that I recommended to him. Here are a few things that this inspector said (not exactly the same words but close enough).
" there's nothing good I can say about this house" - I asked him about the roof, and he said that was good. I asked him about the foundation, and he said that was good. I asked him about the outside walls, and he said that was good. The house is definitely a fixer, but all the bedrooms and one of the two bathrooms are in fair condition (livable). One of the bathroom did need a lot of work. There's mold and a couple of holes in the wall and the floor warping a bit (I'm guessing from water damage). Btw, the original wooden floor was also in good condition, and so was the central air and fireplace. I just can't believe he said this and he kept saying it throughout the inspection. Just to be fair and to give you the full picture, the house in general was in good shape. The once I thought were in bad condition were 1) car port infront of garage 2) pool 3) one of the bathroom 4) maybe unpermitted enclosed patio. The rest of the house was in fair livable condition.
"the pool needs at least $10,000 worth of repair" - the listing agent and I thought it was maybe around $3,000 worth of repair. There's a few cracks (maybe a dozen) throughout the pool. But regardless, he is stepping way outside his boundary to give an estimate on how much that pool was going to cost.
"overall the cost of repair will be around $30K to $40K" - this is just ridiculous. This inspector doesn't even have a contractor license. I know because I asked him if he did, and he answered no.
This inspector crossed the line when he went beyond the scope of hi duty, obligation and expertise.
Comparables in Santa Fe Springs for 3bedroom 2bath SFR is around $340K to $375K. We offered $300K and suggested we can ask to lower the price to $280K. But because this home inspector has instilled fear on my client's mind, my client ends up cancelling escrow.
Never in my experience did I ever come across a home inspector that conducted business this way.
If you are a real estate agent, I wouldn't recommend using the home inspector indicated below:

I know you would all like to have a crackerjack presentation...but I leave my listing smiling. And the homeowners are blown away! I have my assistant in her office waiting until the signatures are just about dry on the listing agreement...and we complete the listing on the MLS live. Before I leave the property, she has emailed the live listing to both the homeowner and me for any edits. It is usually complete, might need a tweak here or there, but its on, the information in to the showing company we use and they are on the market before I get back in the car. Most often, we have a few photos in as well. We might add a few later. Wouldn't that make you look like a rock star???

Lindsey Hasford wrote a wonderful summary of this a couple days ago! See post: Elk River collecting 1,000 random acts of kindess in February!
I think what Elk River, MN is doing is a wonderful thing. It really motivated me to think about ways we can show our kindness to others. There are so many ways to do this and on the website they share a list if your looking for ideas: http://loveelkriver.org/1000-acts-of-kindness
Today I paid for the person behind me in the drive through at McDonalds. I had never done this before even though I have heard about doing something like this in the past. It was fun and felt great! Too bad for them their order was only $2.14...I would have paid whatever the price was.
This is something we all could do. Imagine if each day we made an effort to do an act of kindness! Improve your world today and try it!

The battle lines were drawn long ago. It would be the end for an entity...what with the State, Target, Walmart all looking for the drug dollar. It was a matter of time and tenacity. Snyders finally folded. Walgreen's saw it coming. No upgrades to stores, no higher end product being brought in. It was a matter of time...over 40 years in the making. Sad to see...less competition.

The city of Elk River is sending out a citywide challenge of showing our love and goodwill to fellow citizens this month! What a better way to show our friendly spirit as well as lending a helping hand this beautiful February.
If you head downtown they are tracking our progress with a kind-o-meter! All you have to do is:
1. help someone.
2. and then let them know you did.
With the ice and snow that we have covering our roadways it's the perfect time to help elderly cross the parking lots and roads.
It's a great time to think outside the box and see how you can bless someone today.
This comes along a VERY funny story for my February 1st, 2010. The boys and I always head to the grocery store on Mondays and today was no exception. We were done with our shopping and my boys are such great helpers that they help put the groceries up on the "belt" to be checked out. We were partway checked out and this little old lady pushed her way to the front of the line and asked if I'd mind if she 'budged in' to check out her one item. I really was too surprised to know what to say so I said, sure, go ahead. So, the cashier stopped my order... I paid... cashier checked out older woman and proceeded to finish my order. What's a girl to do. I hope that I made her day! I guess that was my random kindness today.... though it was rather forced on me.
Check out the stories below to know where and how you can send in your random acts of kindness!
If you are looking for professional real estate services I am only a ring away! I am looking forward to working with you.
