If you're considering a retirement home on the shores of Table Rock Lake, or maybe a vacation property; you need to know what is available and how far your dollar will go in purchasing a home.

Like all areas, prices vary greatly depending on location, size of the home, condition, and quality. For homes on Table Rock Lake, add to that mix, the availability of a boat slip or private boat dock, the terrain of the lot, and the view.

As of this date, there are 183 lakefront homes available for sale through the Tri-Lakes Board of Realtors. The least priced is $59,900 and the most expensive is $3,999,000. In the past year, 114 lakefront homes sold on Table Rock Lake. The average selling price was $296,311.

Something to keep in mind, boat slips are often NOT included in the price. Their prices vary according to location and size.

The SRS course, sponsored by the Springfield Board of Realtors included topics ranging from tough negotiations to collaborating with a variety of cooperating agents of all skills levels in the marketplace. Branson is a small town in Southwest Missouri, located in the Ozark Mountains and surrounded by lakes. Though the population is considered small (6,050 in 2000), over 8 million visitors travel here annually.

Often Branson is called "the Country Music Capitol." This description is deceptive as this location has so much more to offer than music shows.

First of all, there are three lakes. Table Rock Lake has over 700 miles of shoreline where you can fish, swim, ski, or just relax on your boat. If fishing is your passion, Lake Taneycomo, a cold-water lake is famous for its trout. Then there's Bull Shoals Lake in Forsyth and eastern Taney County. Bull Shoals Lake is a recreational lake, like Table Rock, but a little more secluded.

Besides relaxing on the lake, there are a multitude of other things to occupy your time. There are three outlet malls along with the Branson Landing with its shops, restaurants, fire/water/light fountains and boardwalk along Lake Taneycomo. In addition, you'll find several craft shops and flea markets throughout the area. We also have theme and water parks, hiking trails, sports programs at the new Recplex, beautiful parks... the list is endless.

If you love golf, you'll be happy to know there are seven large golf courses in the area. So if you're addicted to this sport, the Tri-Lakes area offers a different course for every day of the week.

One more thing to mention is the beauty of the Ozarks. The views go on forever. I've had more than one client visit the area for the first time and buy a home on their first trip. It's that easy to fall in love with the Tri-Lakes area.

What makes this area such a great place to live? Friendly people, low crime, recreation opportunities, small-town atmosphere with all the amenities of a city, employment opportunities, and reasonably-priced real estate.

Last week we had a very interesting meeting with the marketing manager from the Branson Airport. He really cleared up many of the rumors flying around town. Some people think that the Branson Airport is not a reality, but it is actually 4 months ahead of schedule ...opening in May of 2009. The airport is the biggest dirt moving project the state of Missouri, were mountains have literally been moved to make a runway. Fifty investors have been involved in the privately owned airport investing ten million in building. The actual airport building is 58,000 square feet and will service flights to and from Denver, Chicago, Atlanta, Minneapolis and Dallas. The airline carriers are still being negotiated but will possibly be Jet Blue, Frontier, and Southwest. Seventy employees have been hired for the grand opening which sounds like it will be a huge event with an air show, fire works, and live entertainment with some very famous entertainers, but they're not saying who that will be! Fun Ways to Beat the Heat in Branson, MO

With record heat up to 102 in the afternoons, I thought I would pass along some info on ways to cool off in Branson, MO. Even though we are in the mid-west (not near an ocean) we have several ways to cool off and beat the summer heat.

First of the lakes- Tablerock Lake has 847 miles of shoreline, Public Access is provided at Moonshine Beach, at the junction of State Highways 165 and 265 and Table Rock State Park Dock located south of Table rock Dam on State Highways 165 and 265.

Moonshine beach is a popular spot with a large sand beach, you can see it from a distance from Chateau on the Lake. Although with flooding earlier this summer it hs been closed. Temperature is perfect for swimming about 79 degrees on the surface depending on the air temp. This picture was taken at a sandy beach on Bull Shoals Lake also warm water and quiet coves for water sports!

If your really brave Taneycomo Lake is a constant 59 degrees, perfect for fishing but in the summer even Kanakuk camp has huge water slides where the kids go strait into the lake "burr" but it must feel good when it's 100. Even a nice stroll on the Branson Landing river walk will cool you off especially in the evening when you can feel the cool breezes off of the water.

For Kids we like the Branson Rex-Plex, it is our public pool located on Branson Hills Parkway- the local area-I call it. Next to Target, Wal-Mart ect. It is a 42 acres fitness park, and the aquatics area is great, half of the pool is about 3 ft deep great for children to play with slides and fountains.

There's even more,,,not to mention White Water a little more touristy, but very fun and expensive, if you have the extra money on vacation you at least have to try it once!

Since we had so much rain earlier this summer, the creeks were flowing more than usual making large swimming holes and nice clear water to cool off-I would say usually a 65 degree feel, very nice on a hot summer day.
