Branson Missouri Real Estate Market Report for August 2009

According to the local TriLakes MLS, Branson single family homes sales last month total was 14 homes. The highest priced one sold for $365,000 and the lowest priced one sold for $82,000. Condo sales were much better with 18 sold last month. The highest one sold for $680,000 and the lowest sold for $45,500. That shows a big improvement for local market conditions.

The numbers of single family home sales are actually a little less but showing a steadier market and more normal prices. Once could hope the foreclosure boom has passed and things are getting a little more back to normal.

Market information for land, farms, condos and mobile-home sales and other local information is available by request. Real estate is always local and there is no problem getting financing for good buyers and a fair price for good property.

Selling A Vacant Home

There are many things you need to do to help your vacant home show better. Number one: Keep it clean. You may have cleaned it when you moved out, but even empty houses get dirty. Many times there are cobwebs or dead bugs on the floor. And somehow, dust still accumulates.

Another important detail is the smell of the home. I showed a home today that has been on the market for about two months but the disclosure says it has been vacant for three years. The buyers thought the home smelled like it had a mold problem. However, I think the odor is from being closed up for a very long time. Leaving the windows open for a day during nice weather and hiring someone to clean would improve the chance of this house selling tremendously.

Also, maintaining the outside means more than just mowing the yard. I’ve shown houses in the spring or summer time where you have to wade in leaves up to your knees to get to the front door. This is not the definition of curb appeal!

Remember, anything the buyer sees at a home that needs to be done is a strike against the house. It will make them decide against making an offer or it will influence them to make a lower offer. With the huge amount of inventory out there, you have to do all you can to compete with other homes available for sale.

The Ozarks have never been a place for the faint of heart. With our rugged rocky landscape and endless hills (mountains) the Ozarks are a place of endless beauty, but can also cause car sickness. With most of our clients coming from areas like Kansas, Nebraska and Iowa, where most roads are a strait shot. When coming to this area, some get disorented or the curvy switchback roads can be daunting! I wanted to write this post because I've noticed most buyers can not tell the distance from parts of Table Rock Lake to Branson until they take the drive. Some of the lake homes are very far and most of the time I will tell buyers this house is 30 min. from Branson, or 50 min. on two lane curves. Really it depends on the buyers lifestyle. If they are wanting a lake home far enough from everything to enjoy total peace and quiet then maybe that does not matter. But, if they are going to live here full time, hold a job, and take kids to school then the real estate they buy takes on a different priority. Table Rock Lake has 800 miles of shoreline, but it is full of interesting jagged points which adds to it's beauty. When looking for lake property keep in mind it might take you a while to get down that jagged point, but it may be worth your while to hold on to your hat, because there's lots of great places with gorgeous views on this this lake.
