I’m not really the type of person to post housing statistics but in the case of Grandview I felt that it was neccesary. About a month ago Forbes magazine included Grandview, MO on its list of America’s Fastest Dying Towns. Ever since this article was published Grandview has been working hard to defend its image. Since my brokerage Glad Heart Realty primarily focuses on the South Kansas City and Granview area we felt that it was important for us to do our part in defending this small town. With Facts.

Over the past year my company Vizion has flipped 7 houses in the Grandview area. In fact one our fastest flips was the house at 13608 Spring St which sold in just under 30 days. While its true that housing is down in the Grandview area its not as if this is some sort of anamoly in the country as a whole. The renovation of 12512 Winchester has been completed. This fantastic home took only 4 weeks to renovate and is a fantastic continuation of project grandview.

What is Project Grandview?

Project Grandview refers to all Vizion home renovations that take place in the city of Grandview. This is a brief overview and history of Grandview, MO.

Grandview is a city in Jackson County, Missouri, United States located just south of Kansas City, MO. The population was 24,881 at the 2000 census.

Grandview began as a modest farming community called Anderson District, so named in honor of John Anderson, the owner of the only general store in the area. In the late 1800s, the farmers and other residents of the area made a crucial decision in the development of our town-they were fed up with having to pick up their mail at the post office in Hickman’s Mill, which was a full day’s trip. They wanted their blossoming area to have a post office all of its own, but before they could request one from Washington, a name for the town had to be chosen.

Several names were submitted for the name of our town, but none seemed to fit. One fine day John Anderson called Solomon Young-President Truman’s maternal grandfather-and Ervin Wallingford out onto the steps of his general store. Pointing out over the landscape, he declared to his friends, “Isn’t that a grand view?” One of the men replied, “That’s it! That’s the name. Let’s name the town Grandview.” And so our town finally got its name…and a post office conveniently located in John Anderson’s store on Fifth and Main Street.

During the early 1900s, a young Harry S. Truman spent nearly 14 years of his life on his family’s beloved 600-acre farm in Grandview. During his time here Harry made quite an impact on the newly incorporated Village, organizing the Grandview Masonic Lodge #618, taking over the job of road overseer after his father’s death in 1914, and serving on the local school board. Like the other early residents of Grandview, Harry also had a passion for the mail and served as postmaster of Grandview in 1915…though his love of letters may have been for reasons other than public service. From inside a small room in the Grandview farm home, Harry wrote letters to his sweetheart Bess Wallace, a girl he met during his school years in the nearby town of Independence. Their exchange continued while Harry served overseas as a Captain in World War I. In May of 1919 he returned home to Bess, and the couple married soon after on June 28, 1919 in Independence. Though he moved in with Bess and her widowed mother at that time, Harry kept his ties to Grandview. After he became the 33rd President of the United States, Harry S. Truman originally planned to build his Presidential Library in Grandview, though politics and events changed his plans and the “Truman Library” was eventually built in Independence. His family’s home, now known as the Truman Farm Home, still stands in Grandview and is maintained by The National Park Service. Visitors come from across the country to see this piece of history, as well as that small room where Harry Truman gazed out over the rolling hills of Grandview, composing affectionate letters to his future wife.

Project Grandview homes are generally in the price range of $120k to $200k. These homes are updated with new solid surface granite counters, refinished hardwood floors, maple cabinets, new tile flooring in both the kitchen and bathrooms, new interior and exterior paint, and all new windows and doors.

Project Grandview homes are general 30-70 years old. Grandview’s close proximity to highway 71 and small town feel make it one of the most popular suburb cities of Kansas City. Grandview is also home to the famous International House of Prayer (IHOP) as well as the popular River Oaks golf course.

Progress On 12512 Winchester (Project Grandview)

We are in our final week of renovation on 12512 Winchester in Grandview, MO. I stopped by the property earlier today after a showing on 11819 Delmar.

Front

The exterior paint has been completed and our standard blue door has been installed. This house is located right across the street from an awesome park. I’m sure being located on this street it will get plenty of drive by and walk by exposure.

Living Room

All of the interior paint has been completed and the new carpet has been installed. I love how large the rooms are in this house. Even the bathrooms are pretty large. If you’re looking for a home with plenty of space for everybody this is it.

The tile work has been completed in the kitchen and it looks like the appliances are ready to be set. This is a pretty large eat in kitchen. I think the windows in here look great. If you look closely you can see a couple of the guys from the crew outside. We’re using the same cabinets, back splash, and granite counters in this house as we’re using on our project in North KC.

This is one more shot of the kitchen. It really does have a very open feel this is one of the reasons we were atracted to this house from the beginning.

Progress on 12512 Winchester (Project Grandview)

I’ve been slacking a little bit on the progress posts for this house only because I haven't needed to take a look at this crews progress. The crew that’s doing this house also did our house on 14500 Craig which is also in Grandview just a few miles away.

Can you believe it? One of our crews is actually hard at work on a Saturday. I think it’s because yesterday we got about 2 inches of unexpected snow. Weather here in the midwest is pretty random today its about 50 degrees. As you can see the exterior paint is nearly completed and the new doors, garage doors, and windows have been installed. If all goes well we should have this project ready by the last week of January.

Living Dining Grandview Vizion

Most of the interior paint has been completed on this house. The new tile has also already been laid in the kitchen and in the dining room. If all goes well cabinets should go in the kitchen some time next week.

Bathroom Grandview Vizionkc

Most everything has been taken care of in the bathroom. The new vanities will go in sometime next week. This bathroom is a little bit larger than I remember.

Living Rooom Vizionkc

This is the living room and behind that is the dining room. The layout on this house is similar to one we did last summer on 99th St. We will be using the same carpet in this house as we used on our house at 14500 Craig.
