I got to do a little running around with semi-favorite clients (I down graded them b/c we didn't brake for any yard sales!) In full disclosure, they were aware that my client from yesterday had moved up a couple of notches, one by finding the home to make an offer on, and two, not making fun of me when I bought a bike for grand-daughter age 2!
I believe a little healthy competition between clients is a good thing b/c now I am sure that today's semi-favorite status is going to rise after being assured that we will make a "yard-sale date: after they close on the home they selected today.
Only "PROBLEM" with perfect house, perfect property, perfect location and perfect clients is I know they are going to be enjoying their life there so much that yard sale is going to be low priority!
I know there are a couple of more homes going in on small acreage in the area, several are about 45 days from completion. If you know anyone looking for it all, nice house, country living and low traffic for yard sales, please give me a call. I would love to help find the perfect neighbors for my semi-favorite (and status raising) clients.
Walnut Acres in Marshfield ,MO. New homes will have a fantastic view of the valley from the back deck. The one my FHA buyers fell in love with has wood floors,and knotty alder cabinets through out the home. Their son told me when they walked in the door that he knew this was the one! He even had his bedroom picked out. I told him that was wonderful b/c it gave the builder time to paint it PINK--(OK, not funny to an 9 yr old boy)
The three acres surrounding the home will allow for plenty of outdoor living adventures and the kiddo has already stated that he knows he will get in some bow & arrow time! No hammers on this one- totally turn-key and at least a year with no Honey-DO's. Don't you just love a good builders warranty.
I know at least two more new homes will be available this year, and then the buying public is going to have to wait, I can't imagine much turn-over once a person gets settled in out here. This is the type of place one dreams of and doesn't leave easily. (even for a good yard sale!)

If you're a First Time Homebuyer in Missouri - this post is for you!
Recently, there have been so many changes in First Time Homebuyer Tax Credits I know many of you must be confused - I know I have been. Between the political party's taking, the media blabbing and then the actual changes, what we have in force has been difficult to keep track of.
As of today, I think you're safe in following this summary for the First Time Homebuyer Tax Credit of 2009:
1. A First Time Homebuyer is defined as someone who has not purchased a primary residence in the last three years.
2. The Federal First Time Homebuyer Tax Credit is now $8,000 or 10% of the value of the home.
3. This tax credit applies to people who purchase homes from the start of 2009 through the end of November 2009.
4. This is a tax credit which means just that -you get a credit.
5. This is not a reduction on tax liability.
6. The tax credit can be used for your tax liability - if you owe $5,000 in taxes, you can offset that with money from your $8,000 tax credit.
7. The credit applies to your principle residence. (house, townhouse, condo)
8. Buyers will have to repay the credit if they sell their home within three years.
9.There are income guidelines! To receive the full credit, first time buyers who are single should have an income of $75,000 or less; couples $150,000 or less.
10. Missouri Tax Credit Loan Program - As I mentioned a few weeks ago, Missouri will assist you with your down payment and closing costs, up to 6% of the purchase price. Missouri is then paid back when you file for your Federal tax credit. There are many more details but this is an amazing opportunity!

The MHDC (Missouri Housing Development Commission) has announced a new program to work in conjunction with the Federal First Time Home buyer Tax Credit program. This is exciting news for buyers that want to buy a home and qualify to buy a home but do not have the required 3% down payment and the closing costs.

MHDC is offering a tax credit advance - in a nut shell, MHDC will lend a first time home buyer up to 6% of the purchase price (up to $6,750) to assist with the down payment and the closing costs associated with the loan. This money will then be paid back to MHDC when you, the first time home buyer, file your income tax, receiving the federal income tax credit for the purchase.
This tax credit advance will be offered along side MHDC loans - which are 30 year fixed rate mortgages.
This is awesome news! First time home buyers, with good credit, but with little to no cash now have an option!
There are a few key points to remember if you feel this program is for you:
1. You must contact a certified lender. MHDC has a list of qualifying lenders on their website: List of Certified Lenders
2. You must not have owned a home or interest in your primary residence in the last three years.
3. You must meet a required minimum credit score.
4. You cannot exceed a household income level of $85,500 per year
5. You must stay within the purchase price limits.
Before contacting a certified lender, be sure to do a little home work first.
Be prepared to:
1. Provide the name, address and telephone number of your employer (yes, you must have a job!)
2. Have a list of your debts, including your credit cards.
3. Make available copies of your last three years of tax returns.
4. Have handy your most recent 3 - 4 pay stubs.
