Wow its been a hectic time since last I blogged.. my house is still on the market, been shown a few times, not sold yet. My office building is for sale, some interest there. I have been sick for the last few weeks, a travelling pain haha.. no really laryngitis - WHICH I HATED.. never realized how much I talked until I couldn't and the usual tired, achy, etc.
But now I am back and feeling AWESOME ready to take on the world, well at least my little part of it. I actually missed being on here. I will have to take some time, maybe tonight (when I am not working) to catch up on all of those bloggers I read.

Now that Winter has melted away the Moncton housing market should be warming up. But that is not the case so far in 2009.
Both new and existing residential unit sales reported on the Greater Moncton Real Estate Board MLS® are down. If fact residential unit sales are at the lowest year-to-date level in the last 5 years.
Also single detached and multiple new housings starts reported by the Canada Mortgage and Housing Corporation for the Moncton Census Metropolitan Area indicate lower numbers in both categories.

We have some good news for March 2009. Sales have picked up substancially throughout the month. In
fact they increased 18% over March of last year. Now that the snow banks have receeded March sales
have gone a long way to correct the snowy January and February shortfall from the same periods over last year.
This dropped the per centage of dollar volume down, year over year from -35% to -16%. I suspect that this -16%/month
will stick around throughout April, May and June. The overall correction should level out at -10% year over
year, by July or August stats.
The good news is that we are experiencing a relatively strong stable real estate market and there is
nothing in the high water mark future that suggests anything but good times to come.
So with the Government's new home buyer incentive and the lowest interests in history @ 3.69% for 5
year term, we should have hoards of smart buyers on the market this Spring and throughout the year.
Talk to you all at April month end and enjoy the buzz of sales as we spring into Spring. Cheers, Phil.

Okay so the house was shown twice, no negative feedback. Actually received some compliments. All that prep work must of helped. I am ever hopeful that the place will sell.
It snowed today... yes you are reading that right. Kind of a downer... but I am convinced its the last snow of the Winter.. umm Spring.
I want to be out of here by June, so someone better get selling.. ha ha.

According to the Canada Mortgage and Housing Corporation, single family housing starts declined in the first quarter of 2009 for all three of New Brunswick's major urban centres.
Last year single detached starts in the Moncton CMA were also the lowest in the first quarter. However by the end of 2008 single detached starts in the Moncton CMA easily surpassed starts in the Saint John CMA and the Fredericton CA. Will this scenario repeat itself in 2009? I predict it will.
(Preliminary single family detached housing starts data supplied by the Canada Mortgage and Housing Corporation)
