Carolinas Medical Center recently announced plans to expand the Pineville branch of its sprawling medical centers in Charlotte, North Carolina. The center was recently expanded to house a new medical office tower and parking deck.
The new expansion, which will be completed in 2013, will be the hospital's largest construction project, according to a press release submitted by Carolinas Medical Center. This expansion is part of a plan to turn what used to be Mercy Hospital South into a major tertiary care center. A tertiary care center houses specialied doctors who take patients referred by their primary doctors. So, if you have a heart problem, you won't have to go all the way to uptown Charlotte to see the heart specialist.
The hospital is located at I-485 and Highway 51 which makes it accessable for many residents living in South Charlotte. This is great for people living in the fast-growing areas of Pineville, Ballantyne, Indian Trail, Waxhaw, and Lake Wylie.
The hospital center also plans to build a major Health Plex in Kannapolis. It will be 24,000 square feet and ten treatment bays. It will be another option for emergency care in North Charlotte to relieve the pressure on NorthEast Medical Center and make it easier to get care in Concord and Lake Norman.

For most people, private mortgage insurance is the only way they will be able to buy a home or refinance their existing mortgage! So with something so critical to this process, maybe we should discuss it a bit, don't you think?
PMI is short for Private Mortgage Insurance. This is an insurance policy that protects the lender in case of default of the borrower. The idea is that if a home owner loses their home to foreclosure due to lack of repayment, the bank will only get a portion of the money they lent back when the home is sold. Private mortgage insurance is designed to cover the remaining deficit (if any) for the lender.
When a home is foreclosed on, most lenders expect to get at least 80% of a home's value. So when a borrower takes out a loan that is more than 80% of the home's value, most lenders want insurance to cover that additional exposure. In order to offer the loan, the lender will require the borrower pay for the private mortgage insurance to cover the additional risk.

Private mortgage insurance companies have raised the minimum credit score to obtain 100% financing on a home mortgage to 620. Any home loans submitted with less than 620 credit score will now be capped at 95%, with 5% of the purchase required as down payment from the borrower.
With the loss of downpayment assistance programs and tighter underwriting guidelines, it is getting a bit harder to pull off 100% home loans. However, there is still some exceptions....
