New Homes Sanford NC - Cost to Live Sanford NC
That's a very common question when considering purchasing a home in Lee County.
If you're considering relocating to Lee County, you may be living in Sanford, Broadway, Cape Fear, Cameron, Carolina Trace, Deep River, Lemon Springs, Northview, West Pocket, or West Sanford.
Ask your real estate agent what district number the property resides in. Or click on the link below to enter the address and find out the tax district: Lee County Tax Records site.
This chart shows the 2008/2009 Lee County property tax rates. If you are relocating to a home inside a town, the tax rate will be slightly higher. If your new home will be outside of town boundaries, the tax rate can be lower.
The county rate gets combined with either the fire district rate or the town rate, depending on where the home for sale is located.

What do all those little numbers mean? It's actually not as hard as it looks.
This will give you the yearly tax amount, per 2008/2009 rates.
And just to give you an idea, here's a table of sample yearly tax payments for different sample assessed home values.

You can also check the Lee County Property Tax page for most recent information.
As you can see, a City of Sanford location will be the most expensive property tax location in Lee County. Best bargains are in the variety of fire districts outside of city limits, but property tax rates are very similar amongst the fire districts - thus it won't cost much more to live in West Sanford versus Carolina Trace.
When looking at properties, don't take the "city" address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.
If there's a particular home that you're considering, you can go directly to the Lee County Tax Records site, type in the address, and see the assessed value of the property.
If there is a discrepancy between the assessed value and the asking price of the home or lot, don't be afraid to ask your real estate agent to pull comps for you. Assessed values are not always aligned well with market values, as assessments are often made several years apart.

Lee County, NC is centered around the portion of Hwy 1 between Pinehurst (a major North Carolina golf mecca), and Holly Springs/Raleigh.
Here's an idea of what you'll find in Lee County:

Sanford, NC
The Sanford Chamber of Commerce has some good information on the only large town in Lee County, which contains about half of the total population of Lee County, which in 2005 was about 55,000 people.
Median age is 33 years old, and median household income was $34,200 in 2005, according to City-Data.
Some of the activities you'll find in Sanford:
Carolina Lakes Golf Club - 18 hole semi-private golf course.
Carolina Trace Golf Club - private golf club with 2 18 hole Robert Trent courses.
Gross Farms - pick your strawberries, or take a walk through the corn maze in the fall.
Sanford Pottery Festival - Sanford is one of North Carolina's pottery centers, and dozens of artists work in the area.
San Lee Park - boat rentals, playgrounds, and nature walks.
Central Carolina Community College - College is over 40 years old, and has sister campuses in Harnett and Chatham Counties.

Manpower - Eastern and Central North Carolina (Sanford Office)

Coty, Inc. - one of the largest employers - produces products like J-Lo, Calgon, and Celine Dion scents.
Wyeth Vaccines - The area's largest employer as of 2006.
Sanford is 42 miles from downtown Raleigh. But it can be an affordable middle ground, and the distance isn't usually much of a problem if a family is looking for a halfway point between Raleigh and Fort Bragg. Sanford, NC is just 26 miles from Fort Bragg.

Lee County is actually divided into seven different townships, though not all of these have official towns.
1 (Greenwood), 2 (Jonesboro), 3 (Cape Fear), 4 (Deep River), 5 (East Sanford), 6 (West Sanford), and 7 (Pocket)
But the actual cities or towns, other than Sanford, are:
Broadway Broadway is on the Lee and Harnett county line, just north of Hwy 421, between Sanford and Lillington. The per capita income here is one of the highest in the county for official towns. There are other "unofficial" communities like Broadway, Jonesboro Heights, and Osgood.
