FORECLOSURES TO COME HARD AND FAST

Over the country we hear about the foreclosure infrastructure and increased number of them over the past 6 months. According to a number of sources, get ready for a massive introduction in to the 2009 year, in the spring.

According to Fannie Mae, we will be seeing numerous foreclosures in March - July which will do a number of things, good and bad. Depending upon which side of the scale you are on.

If you are looking to buy a foreclosure, lets make sure you know what you are doing and find out everythign about the house, as nightmares can be at hand, but a great deal comes along with risk. Risk reward and you might just jump into instant equity with a little fixing up here and there. Make sure of these certain conditions when looking. Roof, Windows, Heating source, all plumbing lines, basement foundation, and any major electrical that might come up. If you do your homework and estimate a cost basis per home, no problem on what you know you need to pay for the home. But don't think the estimated market value will immediately go up, but it will. If you find out what the house sold for previously and what the current market conditions are doing on a CMA from an agent, you will know what they are worth, as you want to look at the low CMA numbers not the median or average. If you can get it 20% less than the low, and that is with your estimated work into the property. Get ready to make bank. If you hold on to your investment, rent, flip, or whatever, do your numbers before you put an offer, even if it sounds like a great deal. Make the numbers work for you first.

If you are looking to sell, keep in mind, the repo's out there will lower home value's because they are also used as Comparable sales, which are lower usually than the current market conditions, bringing the sellability or high price of your home, down. Look for great deals to buy homes in 2009 and be cautious when selling because yours might just be lower than your expected due to this reason. If you can do a few things that create value, not curb appeal, or shiny new sinks, you can do alright. if you watch HG TV, remember, your market is different from there show if you don't live in the area they are airing. So what they do to improve and some shows make it easy to flip cuz these people do it on a daily basis. Increasing value to your home are some minor things, but don't put yourself upside down trying to do them either. Look at a return on your investment at even to even so if you put in 10K don't expect to get 15K more because it doesn't work that way anymore or right now currently in our market condition.

Keep your head above water, get a CMA on the one you want to buy or sell, and listen to the pro's as they are in the pits fighting for clients and make sure your agent is a good one!

Houses on the move... (11/24/08) - " Interest Rates Keep Dropping ! "

Interest rates are fluctuating daily, and we are starting to see the 2008 & 2003 summer lows of 5.8%-5.5% for 30 year loans. A number of banks lenders are predicting low percentage rates in the very low 5% range in the next few months to come. Some have even gone as far as analyzing the high 4% interest rates, which would certainly be a great thing for everyone. Keep yourselves posted on rates if you are looking to buy a home, as anything under 5.75% is a bargain!

For some people, work is a priority and they tend to appreciate the value of continuing education. However, most people never bother to continue learning throughout their adult lives. We can never quantify or recover these lost opportunities. If you want to become a better person and achieve The Good Life, you must understand the importance of learning. Learn how to work harder on yourself than you do on your job & your job will begin working for you. Do you have the willingness and the discipline to be a reader?

One of the best ways to learn something new is to read a book. Yet, according to syndicated newspaper columnist Harvey Mackay, "51 percent of the American population never reads a book of more than 400 pages after they complete their formal education." Most American workers don't read four books during their lifetime! In contrast, some Chief Executive Officers (CEOs) read four books a week. These leaders commit themselves to continually learning as a part of their strategy for The Good Life. They also understand the real power of reading. Can a book change a life? Absolutely! If you buy the book yourself and only keep it for yourself, then you miss the real point of reading. How many books have you given away this year? If the answer is none and you are in the "people business," what are you thinking? Go back to building the people around you, and they will help your dreams become a reality. Many people tell me they don't have the time to read. It's simply not true. You have to make time.

If you read one book a month for 12 months, you would be in the top 25 percent of all intellectuals in the world. Does that sound impossible? One book per month is about half a chapter a day, which might take fifteen minutes of your time. Think about it. If you read one book a month for one year, you will have read 12 books related to your chosen field. In five years, you will have read 60 books. If you read 60 books when your competitors for the same job read three books, don't you think you will have an advantage?

When it comes to reading, your challenge isn't actually finding the time to read. Your challenge is creating personal discipline to do it. I'd encourage you to set a realistic and achievable goal of reading at least 15 minutes every day and over a year you can complete an average of 20 books. If you devote this time to learning and sharing, it will separate you from your competitors who are also pursuing the next opportunity. Remember, the more you learn, the more you will be able to earn. Don't go through a single day without learning something new.

The Power of Urgency

I've always heard it said, "A job takes as long as the time you have to do it in." In many cases that has proven to be true. If you have all the time in the world to compete a task, it can occupy much more time than necessary for completion. However, if you take that same task and give it a deadline, it is amazing how fast you can accomplish it. When put on a short clock to get something done, it is remarkable how the energy, resources, and muscle power come together to make things happen. This is the power of urgency.

Urgency creates energy, action, and focus. Leaders understand this principle. They make things urgent. They instill a sense of urgency to keep projects on track to get results. Leaders also cast their vision with urgency and passion to create the desired action. Without a sense of urgency, desire loses value.

Most advertisers and marketers use the power of urgency to create opportunities for customers to buy their products. How often do we hear: "Hurry, sale ends Saturday," "Offer good while supplies last," or "Only ten at this price." They market urgency as a means for people to take action. When they take the urgency out of the equation, people are slow to take action and the sales campaign fizzles.

The bottom line is that we need to manage our own lives with the same passion and urgency that advertisers and marketers use to motivate us to take action. We need to put a deadline on our dreams; set a timetable, and create the necessary action steps to achieve what we desire most in life. It is when the reasons for our urgency are motivated by passion and desire that we become strong and productive. Create the power of urgency in your own life and reap the benefits.

Well, what the heck do they all mean?

I just finished taking my GRI class, as well as a few months ago took my ABR classes. What do they all mean to anyone? Education is my answer to all. A few designated letters to your business card for some as it is more like a General has stars on his jacket. Education is key and the letter symbols are for certain types of classes a Real Estate Professional has taken.

Buyers looking for an agent should look for an agent with an ABR & GRI, as this is what they really mean. The GRI basically is an education on the blood and guts of the house. If you have ran accross a builder, construction house builder, roof specialist, windows expert, electrical expert, plumber, concrete and brick layer, this is what the GRI training and education will give the real estate professionals. How the cracks in the basement start, why, and whats the remedy if necessary. Hydrostatic pressures, roofs leaking, missing flashing and where it needs to be replaced, windows with chemicals inside to slow down the looping air inside the glass, as well as air flow inside your gypsem drywall that may be slowed up by closed cell foam. These are all types of things an agent with the GRI will know and understand about the house you are looking at with them, and to listen to there opinion on the functional house. Why does the concrete lean towards the house as well as the footings sinking and the house shifting causing cracks above the doors in the entryway. Again, more information that you might want to know about when using and agent that has benefited from an education from the GRI classes.

ABR, is the next topic. Accredited Buyers Rep. is really what you need to understand. How tight lipped can your agent become, as well as protect you from everything possible from the sellers that might occur. The ABR class will teach an agent to be very good at negotiating and understanding your interests and what options you have legally in the transaction. A good lawyer is what you might feel working with on this one. Legal issues to legal paperwork and addendums that may keep you from reaching deeper into your wallet. I cannot express using an ABR for an agent!

ABR & GRI - If the agent has these, sit back and watch them work for you, and your best interests, as they are certainly trained professionals that have taken classes above and beyond the bar of excellence!

Real Estate in the Fargo Moorhead, ND/MN area is certainly not slowing up as the rest of the nation takes on the winter months. Fargo Moorhead Real Estate and homes for sale in Fargo, ND and Moorhead, MN are holding ground as a number of new MLS listings come out each day. There are more property's listing each day in the month of October and November then there are houses selling/closing/pending.

The sellability of homes are gaining ground from the past year with an increase in value, as we saw about a 4-7% average return on your home investment value this past year. The 2009 year has high hopes with anticipation of lowered interest rates maybe as low as the high 4% according to a number of mortgage lenders in the valley.

HUD homes and Foreclosures are not as popular as they are in the south western part of Minnesota, as sub prime lending did not hit the Fargo Moorhead area as strongly as it did in other areas. ND was one of the lowest ARM or Adjustable Rate Mortgages and Subprime lending states which proves the minimal amount of foreclosures in the state of ND. Northwestern Minnesota does not include the southern part of Minnesota as statistics also provide little to no reposessed propertys.

Fargo Moorhead is a great area to look into for growth in your investment and equity in your home, as 2009 looks like a good year to come. Purchasing a home in the next few months will have some benefits, especially with legislation giving a $7,000 tax credit for persons that bought a home in the past 6 months and through the upcoming april.
