With the passage of our slurpy, squishy mud season we can see our driveway dry up, our walkway accessible just in time for the daffodils,hiacinths, and crosuses to crop up. What a long winter in more ways! Now we've seen an increase in lookers. Buyers seem more motivated and sellers more agreeable. Hurrah for sunshine and lollipops here in the Granite State!

Alton NH Winnipesaukee Waterfront Market Conditions
From January 1, 2008 to August 20, 2008 three (3) Alton Lake Winnipesaukee waterfront homes have sold. These sales were 90 Minge Cove Road Alton NH, 82 Pipers Point Lane Alton NH, and 126 Pipers Point Lane. Alton NH The average days on market was 215. The average selling price was $1,535,000. The median selling price was $1,535,000. Will the fall of 2008 show the funneling of the high end waterfront market that typically occurs in the Autumn? How will it compare to last year's Autumn market? How will it compare to 2006? Let's take a look at Autumn 2007 and 2006
From October 1, 2007 to November 18, 2007, five (5) Alton Lake Winnipesaukee waterfront homes sold. The median selling price for these Alton Winnipesaukee real estate listings was $755,000. The average selling price for these real estate listings was $974,000. The average number of days on market was 58. In 2006, by comparison, only two (2) Alton Winnipesaukee waterfront homes sold. The median selling price was $659,000, lower than in 2007. The average selling price was lower in 2006 as well, being only $659,000 versus $974,000. The average number of days on market was longer in 2006. At 104 days, the number of days on market was almost twice as long as the average days on market in 2007.*

I have never been a huge winter fan. In fact, a few years ago I begged my husband to move our family to Florida to live. He denied my request...
Ever since I became a REALTOR though the winters haven't seemed so bad because my mind was focused on something other than the cold harsh winters.
My parents, and my sister's family live down in Florida and call me daily and their favorite question is "How's the weather?" I am sure if any of you New Englander's know anyone who lives in Florida you also hear this question frequently. My standard answer this year has been "It's snowing."
I had been doing so well this year with the seamlessly never-ending forecasts of yet another storm we were about to be hit with. I am sure that I can contibute my "getting through the winter" to the fact that my new house has a garage. It is a huge relief to know that I really don't need to go out in the cold to get to my car, and no one needs to scrape the snow and ice off it anymore!
BUT the other day, I was sitting looking out the window......and it was STILL snowing.
It is only the middle of February and I am already feeling this way??? Oh no....will it ever end?
If you happen to love snow, skiing, snowmobiling or anything cold weather elated.... you should DEFINITELY consider buying real estate in Alton, New Hampshire!!!

Alton Central School, in Alton, New Hampshire is in need of expansion. A pair of Articles will top this years school districts Warrant.
Article 2 - The negotiations are still ongoing and depending on the outcome voters will be asked to raise and appropriate an unspecified (thus far) amount of money toward the purchase real estate three parcels of land.
In the event that Article 2 fails:
Article 3 - Ask the voters to raise and appropriate $130,000 to go toward related costs including deposits, and site evaluations.

Article 4 - Set the district staff salaries per meeting at:
•· Moderator, Clerk and Treasurer - $150 per person
•· School Board Chairperson - $1,500
•· Individual Board Member - $1,400
Article 5 - Ask Voters to raise and appropriate an operating budget of $12,618,314 for the 2009 fiscal year.
Article 6 - Ask the Voters to establish an expendable trust fund called the Building and Grounds Expendable Trust.
Article 7 - Asks the voters to establish a non-lapsing Enrichment Revolving Fund which would qualify for a special exception under Article 400 of the town's zoning ordinance which deals with recreation facilities. This would benefit the enrichment programs.
A public hearing will be held Monday, Jan. 14 at 6:30 p.m. at ACS music room. The board will then meet to finalize and approve the Warrant.
The deliberative session will be Saturday; Feb.2 at 1 p.m. at Prospect Mountain High School and the election will be on Tuesday, March 11 at PMHS from 7 a.m. until 7 p.m.
