Amherst NH Market Update - November 2008

The October 2008 trend continues with the number of single family homes sold in November 2008 increasing from 4 (2007) to 7 in 2008. However, average selling prices continue to fall - in November 2007 ($432,500) to $408,143 in 2008.

The average days on market (DOM) increased in November of 2008 as compared to 2007 from 89 to 117.

The analysis - properties continue to sell if they are priced for the market. Indications are pointing towards a 10% reduction in average selling prices over 2007. Low interest rates and prices are bringing out the buyers.

The average selling price for single family homes sold in the month of October 2008 was $266,482 which is a substantial decrease from $320,489 for the same time period in 2007.

The number of homes sold increased from 11 from 9 with the average days on market dropping from 139 to 104. The trend for average market times for homes sold in Amherst, NH have been substantially longer until this month. This statistic usually indicates more aggressive pricing and fewer homes available on the market.
