Single Family Market Activity - April 2009

pictureAmherst, NH closed transactions in April of 2009 continue to reflect the effects of the economy through the local housing market.  There were 42 new listings with 6 pending and 9 closed.  As of this date, there are 118 current listings with the average asking price of $492,396.

In 2008, there were 11 closed transactions with the average selling price of $409,144.  In 2009, the average sales price of the 9 closed single family homes was $326,764 with an average days on market being 261.  The strength in the market is at the first-time home buyer level where significant incentives exist.  There is an $8000 tax credit, low interest rates and favorable pricing.

The Amherst, NH 2009 First Quarter market report indicated the average sales price to be $379,558 which is significantly higher than April closed transactions.

The current market conditions indicate that this is an exceptional opportunity to buy a home with historically low interest rates (4.75% fixed rates), affordable prices and a great selection of homes and condominiums.  Take advantage of the FHA programs available today.

Amherst NH Market Report - 1/1/09-3/31/2009

First quarter market reports do not typically reflect overall market conditions as weather, the holiday season and the inability to showcase curb appeal and landscaping deter all but the most motivated from listing their properties.

The Amherst, New Hampshire real estate market remained stable in the number of units sold (20) as compared to 2008. The length of time to sell increased slightly to 146. Average selling prices increased 17% to $379,558, but it is not reflective of the trend in other towns in the area.
