Evaluating Hampton NH Home Inspection Results

Dick Cook- Seacoast & Lakes Region Specialist: Real Estate Agent in Dover, NH

Hampton NH Home Inspection ResultsProperty inspections can be a challenging step in the Hampton NH home buying process. Buyer emotions tend to be high and there is a lot of information to process. Having knowledge of how inspections function will make it easier to deal with when the time comes. In order to assist you in your next home purchase, following is some guidance I have assembled on evaluating Hampton NH Home Inspection results.

Inspections at a Glance

Inspections afford buyers an opportunity to thoroughly review the major systems in a residence, analyze more closely the home’s features, and learn how everything in the home works. Buyers should find a Hampton NH certified inspector to complete this process. They ordinarily inspect the electrical, heating/cooling systems, roof, plumbing, appliances, floors, windows, doors, and structure of a property. Inspectors carry out differing approaches to these tests, but most will check the full exterior and interior of a property and prepare a detailed report. Buyers should follow the inspector during this process and see as much as they can about the Hampton NH property. If any issues are identified, buyers should see the area in question for themselves and get a full explanation of the inspector’s assessment. Keep in mind that although inspectors attempt to perform a complete evaluation of all areas of a home, they cannot see inside walls and other unreachable areas, so inspections always have a list of limitations.

Hampton NH Property Problems

When Hampton NH buyers see a property, they commonly only recognize the most obvious defects. A trained inspector will locate issues that may not have been noticeable or disclosed and document those issues in a report. Buyers must then form an opinion about the depth of the issues. Again, attending the inspection will facilitate this.

Recommendations for Renovations

Also included in Hampton NH inspection reports are basic recommendations to home owners. These are not necessarily pressing items, but rather upgrades that will protect against future problems or improve the benefits of a home. For instance, an inspector may suggest that the exterior grading around a foundation be changed to reduce the chances of water entering a basement.

Evaluating an Inspection Report

Buyers must interpret inspection reports and distinguish problems from recommendations. Buyers can attempt to negotiate defects in a home, but it is unreasonable to ask sellers to perform upgrades. Homes are normally priced based on their age and features, and certain elements of a home simply come with its age. If upgraded with all modern systems and amenities, it would likely sell for higher than its current price. For items that are in fact issues, a negotiation process must be followed.

Guidance On Evaluating Hampton NH Inspection Results

Discuss the inspection results with your real estate agent for guidance on how you should proceed. Remember that inspection reports cover both problems and general recommendations, and that attempting to receive upgrades is almost never successful. Inspections are not a way to renegotiate price but rather to resolve serious issues that were previously unknown. Discuss different strategies and expected outcomes with your agent. This guidance on evaluating Hampton NH inspection results was offered by Dick Cook at Coldwell Banker Peggy Carter Team. Hampton NH 2011 Christmas Parade

Hampton NH 2011 Christmas Parade

On Saturday December 3rd, the town of Hampton NH held another fantastic Christmas Parade, themed, "Hampton...One Beautiful Town." Most feel this was the best parade ever in Hampton history, and with good reason.

An annual event for over ten years, Hampton suspended theHampton Christmas Parade 2010 parade in 2007. Three years later Hampton revived the tradition in 2010 with even more colorful floats and marchers than ever. Last years parade lasted about 1 1/2 hours, beginning south of the railroad bridge on Route 1 and ending at Center School on Winnacunnet Road, a distance of about two miles.

Hampton NH 2011 Christmas ParadeThis years parade route was the same, but the entire show lasted almost 3 hours. Many fire companies, from as far away as Durham, were represented, along with law enforcement, marching bands, antique autos, floats and Winnacunnet High School athletes. The crowd thronging the sidewalks was estimated to be over 10,000 people.

What set this Hampton Christmas Parade apart from previousHampton NH 2011 Christmas Parade years was the inclusion of probably the single most important professional sports trophy in history...The Stanley Cup...accompanied by former members of the 2011 NHL Champion Boston Bruins, Terry O'Reilly and Rick Middleton.

Efforts to bring the Stanley Cup to Hampton started long ago through the support of local business and the Hampton Chamber of Commerce, but I would especially like to highlight the efforts of the owners of The 401 Tavern, Desi Lanio and Mark LaRoche, who hosted the final stop of Stanley Cup in Hampton at the 401.

Desi & Paula Lanio

A good time was had by all the patrons with many opportunities to be photographed beside this historical trophy before it was returned to its permanent residence by Hockey Hall of Fame VP, Phil Pritchard.

Our office is located directly across the street from The 401 Tavern, and as usual, we took the opportunity to set up tables on the sidewalk, providing hot coffee and cider, cookies, brownies and other treats for the nearby crowd. Can't wait to see what next years parade will bring!

Hampton NH Homes And Condos Sold Report October 2011

Marty Patrizi: Real Estate Agent in Strafford, NH

Hampton NH Homes And Condos Selling At 95%

Here is a look at some market data for Hampton NH homes and condos from January to October for the last four years. This year Hampton NH homes and condos are selling at 95% of asking price. In 2008 they were selling at 94%, 2009 96% 2010 97%. Looking at the number of homes sold and the average time Hampton NH homes and condos take to sell, we see that the number of Hampton NH homes and condos sold have fallen off almost 12% from the high of 2009.

Today, it takes about two weeks longer to sell a Hampton NH home or condo than it did in 2008. That's not really significant but when you are trying to sell, 22 weeks is an eternity.

Average Sales Price For Hampton NH Homes Verses Median Sales Price

When we look at the average sales price for Hampton NH Homes, we understand that average sales prices are down almost 11% from 2008's high. What does this mean when compared to the Hampton NH homes median sales price. The median sales price is the price in the middle of the data. 50% of the sales are above this price and 50% are below.

Whereas some Hampton NH homes can be waterfront and therefore pricey and some Hampton NH homes are inland and may be more affordable, those extremes can affect the average sales price quite a lot. A one million dollar sale can skew the data. Since the median sales price is in the middle of the data, that million dollar home doesn't have the same effect giving the medial sales price more credibility when trying to gauge where the market trends are.

Where Are Hampton NH Home And Condo Prices Headed?

Average sales prices have leveled out for the last three years as well as median home prices. The interesting factor here is that while average sales prices were declining in 2009, median sales prices were increasing. Why? Because savy home buyers were taking advantage of the higher priced homes selling at more depressed prices than lower priced homes. More affluent owners were scared and settling for far less than their asking prices. In this last year, we are seeing the price trends of both spectrums reversing again. Average sales price are gaining and median sales prices are falling giving us indication that the deals are in the lower spectrum of home prices. Hampton NH homes are more affordable now than last year, period.

Is Now A Good Time to Buy Hampton NH Homes and Condos?

Interest rates are at the lowest levels I've seen in my lifetime of fifty-one years and average home prices and median home prices are comparatively low. So, yes, now is a good time to buy Hampton NH homes and condos. Here is a look at the 250+ Hampton NH homes and condos for sale today => Current Available Hampton NH Homes and Condos. In the month of October, 33 new listings came to market, 21 had successful offers, 10 are pending, and 25 homes and condos worth $5,713,500 sold. Get in while the getting is good.

Community Caring And Support In Seacoast NH...Served Up Family Style

When 44 year old Heather MacDonald was diagnosed with breast cancer 5 weeks ago, she knew it was time for immediate action. Heather took charge and scheduled a life changing and hopefully, life saving, bilateral mastectomy as part of her treatment.

Heather, a single mother, and resident of Pelham, NH, has been a fixture at Wilbur's Family Dining at 881 Lafayette Road in Hampton, NH for over 10 years. Waiting on all of her loyal patrons with her customary smile and pleasant attitude, Heather juggles her food service career with parenting her 5 year old daughter Jaydn.

It was Rusty Bridle and a few other "regulars"Photo Rusty Bridle and Heather MacDonald who first cooked up the idea to have a fundraiser dinner at Wilbur's Family Dining for Heather. Wilbur Forbes, the owner, was inspired by the idea and offered to provide the food, a traditional spaghetti and meatball dinner with garlic toast, and donate all the proceeds from the dinner and the raffles to help Heather with her medical and living expenses. The cost of the dinner was $10 for adults and $5 for kids.

Wilbur's Family Dining SignThe fundraiser for Heather was Wednesday September 21st from 3:30 - 7:30pm and everyone was welcome. People from all over the area began lining up outside the doors by 3pm and it was non-stop until the end and frequently standing room only. All the folks that Heather had touched with her kind service all these years came in to show their community support and caring. In all, Wilbur's Family Dining served 232 dinners, sold raffle tickets and raised $3,500 for Heather.
