 Comparing first quarter 2007 to first quarter 2008

I was very surprised by the results while over all sales on residential properties were off by almost 45% from the same period last year prices were up over 30% for the sales that did take place. The days on the market were up for this period by 25% or about two extra months to sell each listing.

Even more interesting (but not surprising) the number of land sales were up slightly for the same 1st quarter as compared to last year and way up in price to the tune of an average of 74% higher. Feather in the cap time I personally accounted for 84% of all land sales in the first quarter as reported by the Realtors MLS for the towns of Lincoln & Woodstock NH.

What does this mean, well our sellers are not willing to fire-sale their property no matter what the media says, and, those customers who want to get a foot hold in the resort area are willing to stake their claim on land and see how things play out.

For those that have read my posts in the past, I'll remind you, the Loon valley is approximately 90% National Forest land and the remainder is everything else (resort property, school & town,industry, commercial and a small amount of primary homes). So as the saying goes buy land they don't make it any more, but also if you find a place you want you'll have to pay fair market value because sellers are not giving anything away here.

Last but not least the Sales at South Peak Resort (not used in the Realtors Market Report) sold by the developer have accounted for 30 additional condo sales averaging over $600,000 and 11 home sites averaging over $500,000 just since August of 2007, with additional lots being released soon. This will account for the decline in overall Realtor sales (due to the developers inventory) but further pushes price when added to the equation (thats 23.5 million in the past 8 months at the new slope side resort).
