Vacation home owners wishing to make a little money to offset ownership costs take note.
If you are not using a professional rental service (because they keep a large percentage of your income), bare this in mind short term rentals are stupid.
Just this week a fire was averted purely by luck...landlords read this story *PLEASE*.
A White Mountain New Hampshire condo owner booked their place on Craig's list, the tenant is coming from New York city and wants to enjoy a mountain vacation on the edge of the National Forest.
Upon arrival they find there is no grill at the condominium ( this should signal that they are not allowed in a multi-unit setting for fear of fires and insurance requirements) but wanting to "Cook out" for the smallest investment the tenants can make. They decide to Buy a Turkey Tin at the local grocery store, and a bag of charcoal. It never occurs to the tenant that placing a soon to be very hot aluminum object directly on Trex (extruded plastic) decking would be a bad idea.
=
Luckily the melted deck material and cedar wood siding are put out before 8 occupied condos in the building are but a memory. The owner is notified by the property management company...about the incident and the pending fine for allowing "grilling" on the deck (which is strictly prohibited, in the bi-laws). The Owner says, I don't even know these people they are just renters...why should I pay their fine. Explain that argument to the other 7 property owners who missed losing their homes by a heart-beat.
We have a Volunteer fire department here and their motto is "We never Lose the Cellar Hole"...you were lucky this time. Maybe a list of rules posted somewhere could have prevented this near tragedy from happening, or an I.Q. test for renter...might be the next step. PENNY-WISE and POUND-FOOLISH...Assume tenants do stupid things and prepare a list of do's and don'ts...laminate it and mount it permanently.

It's so humid on the East coast this week, no one is very motivated to do much.
Here are my remedies in photos...stay close to water.
These kayaks were having fun while I attempted to putt. (10th hole on the Pemi River)
This blue Heron had the right Idea...Hey get my ball while you're there! (Jack O'Lantern golf resort)
Too Much work to kayak, too hot for golf... I think the old hammock is just the place for me..
I think I need a nap...going to be busy showing properties this weekend, I need my rest.

You know when you show a place and you wished you owned it. Not because it's expensive, or huge, but because it's comfortable and has views you always dreamed about. You know a once in a life time view. This humble center chimney cape with three fireplace and maple floors, is offed for a mere $319,900. The five acre lot is quiet as a peaceful meadow The fruit trees are mature and heirloom gardens amazing and there is not another house in sight. If I were looking for a peaceful get away close to golfing skiing and the river, but I wanted total quiet this would be the place.Take a look at the series of photos taken from the back yard...so Beautiful it looks fake.

Spring - Summer
and Fall
Three bedroom , Two bath, 1,700 square foot, cape with three season Sun-room, and widows walk,,,,on 5 acres with the view you see above. $319,900. Ellsworth Hill road, Campton NH.

Troubled owner from California, offers slope side home site for $120,000 below his purchase price. A down turn in the seller's business has forced the short sale process on this ski to your door site at Loon Mt.

There are a few positive things about all this rain the rivers are great for kayaking, and of course the plants and golf courses are getting all they need from nature.
Here are a couple of picture I shot in the last few days...of my two favorite places the golf course and my own back yard.
Watching people kayak while you're playing golf...is rather relaxing.
The Boys have set up camp on our river property...far enough away from the house so we can't see them.

One of the local swimming holes on the Pemigewasset river, and adjacent to a home site I have for sale.

Every so often you need a little shade to go along with your view of the river, no t a bad spot for a nap.
