The average “days on market” for these sales was 237.5 days. However, remember this number can be skewed as some of these properties came off the market and then were re-listed later at lower prices…so the days on the market were reset. If we were to track those that came off and on the market several times the days on market increases to 562 days.

Average Sales Prices on Ossipee Lake over the last 6 years

  • 2007 $472,000 Decrease of 5.25
  • 2008 $442,000 Decrease of 6.3%
  • 2009 $428,000 Decrease of 3.1%
  • 2010 $377,000 Decrease of 11.9%
  • 2011 $431,000 Increase of 14.3%

When averaged out over 6 years the values have dropped 14.3%, compared to 26.5% through 2010, perhaps this is a sign of “better times” in the Lakes Region. It appears much more dramatic when reviewing some of the asking prices, but actually sold data reflects and average 93.5% of the reduced listing price; supporting the fact that it is extremely important to price the property correctly on the initial listing.

Out of the nine reported sales Costantino Real Estate, LLC had involvement in six transactions either the listing side, selling side or both.

We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market. There were 79 homes sold in 2006 and they spent an average of 113 days on the market. 2007 saw 10 less homes sold at 69 and the time on the market went up three weeks to 139 days. While the recession had a firm hold in 2008, 67 homes sold and days on market went up another week to 145. The Federal Home Buyer Tax Credit was established to prop up a sagging market in 2009 and we saw 67 homes sold and days lessended at 122. In the last twelve months, 64 homes have sold and days on market is down to 116.

Ossipee NH Real Estate Average Sales Price

The average sales price in 2006 was $201,365 and rose 11% to $224,976 in 2007. A nasty plunge of 24% to $169,512 occured in 2008. Thank the recession. During the period our Federal Home Buyer Tax Credit was in effect, average price took another 17% hit in 2009 to $139,995. During the last twelve months, average price has climbed back 13% to 163,609.

Ossipee NH Market Trend

There is no doubt the now expired Federal Home Buyer Tax Credit had and effect on our markets. Unfortunately, the Tax Credit was an artificial component of the market and had it's un-intended and un-natural results. Shows us the government should stay out of our markets.

What does all this mean to Ossipee NH real estate? Buyers understand they have to act now to take advantage of the lowest interest rates in decades, reasonable home prices, and a large inventory of homes to chose from. The stats show that they are. There is a lot of upside potential for todays buyers compared to where average prices where only three years ago.

Is now a good time to buy Ossipee NH Real Estate? You bet! That's good news for sellers, too.

Just a quick market recap on the Ossipee NH waterfront real estate market for August 2010:

It is in tough shape! With foreclosed real estate on Ossipee Lake waterfront at an all time high this year, the bank owned lakefront homes are some of the only properties that have sold and have set the values for future sales.

My foreclosure property listing for sale at Weetamoe Shores Association in Ossipee NH is a perfect example of bank owned property values. Unit #9 at 80 Weetamoe Rd. in Ossipee NH is set on the grounds of a former set of camps on Ossipee Lake. The association owns the approx. 3100 ft of waterfront beachfront on Lake Ossipee. The unit owner is alotted a private area of beach and 1 boat slip on the dock. The assoc. fees have avg. out to approx. $225/month. Most people pay more for golf course memberships! Speaking of which, it is not a related business but the property backs up to the Indian Mound Golf Course in Ossipee NH. So you have Ossipee lake, beach and boat slip on one side of you and a golf course, with a very respectable 19th hole, on the other side of you, in a private association setting. The camp itself looks great. It was remodeled when they all went condo back in 05-06. It has 2 small bedrooms, a laundry closet for a stacked unit, a full bath, kitchen with small breakfast bar and an open concept area for a small living room. This is a great place to play outdoors. The house is nice, clean and upscale living but it's a lake camp. Off the deck there is a small "bunkhouse", which is a finished room with an exterior, lockable door and (unknown insulation) that has electric baseboard heat and a cable tv outlet.

For those people that love the Ossipee Lake off-season, so to speak, the views from the beach explode in a display of fall color across the entire presidential range. Ossipee Lake itself, once frozen, becomes a crossroads for major recreational snowmobile trails, while the surrounding valleys have some of the best cross country skiing in New England. Alpine skiing is considered to have been brought to America, just a 20 min. drive away in North Conway NH. North Conway NH is home to a robust 2nd home market as it has grown into a 4 season, multiiappeal resort. Surrounded by famous skiing centers like Cranmore Mountain Resort for downhill skiing, boarding, etc and Jackson Ski Touring Foundation for cross country skiing (to name a few) for winter fun and the hiking, canoeing, concerts, and other summer events, North Conway NH is the secret weapon of the Ossipee laker. For the Ossipee Lake Vacationer North Conway is the place they can get away to on their terms. They may know a back way into town, or at least the best times to avoid the Conway traffic! But best of all, on Friday evening, when most of the traffic is still heading north into the time consuming villages, the Ossipee Laker is already at his vacation camp.
