Everyone love there home town for something it offers, it could be your neighbors, your view the schools the commute to work , the life style or the attraction. Her are some of the things offered in my home town.

The Jack O'Lantern Golf Course, Not only am I a member but I have properties for sale on the 18 hole course, this mixes business with pleasure.

Deer Park Resort, One of the nicest condominium complexes in the Loon Mountain area, and the site of my wedding reception years ago (great memories, beautiful spot).

Glover Brook & Elbow Pond, accessible on a short hike or on a snowmobile in the winter and both flow on to my land in Woodstock (my back Yard).

White Mountain Motor sports Park, on Saturday nights in the summer this local race track reves them up for some fast excitement and weekend speed demons get to show off their stuff.

The Pemigewasset River, runs the entire length of the town this photo was shot at the edge of the Fireman Park a public play ground behind the Woodstock Fire Department.

Alpine Adventure Zip Line Tours, Multiple line strung through the tall canopy of trees to form a fast and exciting rush for the folks not to timid to try this feeling of free fall.

Govoni's Italian Restaurant, a Loon Mt. Area Tradition since 1914

Steve Loynd/ 800-926-5653, White Mountains NH: Real Estate Brokerage in Lincoln, NH

The only thing better than the food is the view, Be here early to get a seat near the Indian Leap Gorge. We were late and opted to wait till a view table opened up. There is a quaint screened in lounge area where you can wait to be seated, or as many first time visitors do, walk across the trestle bridge over the deep cavern formed by Lost River. Open Wednesday to Sunday, from July 2nd to Columbus Day.

The Northern Italy, fare is what the locals come for but visitors don't get to see this view from many restaurants in their home towns, I bet. If you are planning a trip to the White Mountains and don't mind going out to dinner early or waiting for a table This spot is worth it.

The Menu includes : Linguine, Lasagna, Manicotti, Tortellini, Shrimp Scampi, Veal Parmigiana, Eggplant Parmigiana, Nightly specials and a Children's Menu. For over 90 years the Govoni Family has had a reputation for excellent food , wonderful deserts, a nice wine menu, and a comfortable atmosphere. We ended up having more fun in the lounge while we waited for our table and made some new friends from Florida. Govoni's Doesn't take reservations but if you have any other questions you can call them at 603-745-6620, We gave the night two thumbs up!

White Mountain Streams and hikes

Steve Loynd/ 800-926-5653, White Mountains NH: Real Estate Brokerage in Lincoln, NH

Glover Brook with it spectacular series of waterfalls, flows into the Pemigewasett river in Woodstock NH. Elbow pond in the National Forest is the source of this secluded swimming hole. Where at the height of the spring rain has allowed white water kayaking for the adventurous few. Try Fly fishing or a very private dip on a hot day.

The flume gorge is another breath taking brook carving into the rock for eons and creating a natural wonder at the Franconia Notch state park (Lincoln NH). Skilled hikers can have a go at Mount Lafayette, Lincoln, Liberty and Haystack all 4,000 + foot elevation mountains, for the less adventurous Indian head is a nice walk in the woods with a great view for less effort.

Enjoying the Whites as the locals call them, is one of the mysteries that brought Robert Frost to his summer home in Franconia and brings the through hikers past our resort towns on their way over the Appalachian Mountain trail. The White Mountain National Forest is 900,000 acres of Federal Park land, filled with places to hike, swim, camp, bike and explore the great outdoors. Other places to see and stay are available through our real estate homes page with links to the Chamber of Commerce, and lodging; http://www.alpinelakes.com/

An interest free seller financing solution, on an unfinished property

Steve Loynd/ 800-926-5653, White Mountains NH: Real Estate Brokerage in Lincoln, NH

Yes that is a mouth full, and there are probably many reading this thinking a zero interest loan is not legal, by statute (correct) you win the prize, in this creative solution test. But, I recently put a deal together for my seller motivated to part with an unfinished condominium project. Here are the issues we faced: can't get conventional financing as the unit was just studded on the inside (exterior completed), Could have gotten a construction loan but they are harder to come by and require a bigger equity position than the buyer could manage (and he would then be required to have all the additional money to complete out of pocket). The buyer had some money and could do the labor himself, so we set about to make a deal work. The solution was to have 10% down (leaving the buyer with funds for materials) and recording a balloon note (payable all in arrears) at 8%, which is due in 6 months with the interest waived if payment is made at the 6 month demand note pay-off date. This will allow the buyer to complete the project (with NO monthly payments) and seek permanent financing prior to the 6 months and in all likelihood will have plenty of equity to pay off the note and take some cash out, and have a loan to value which will not require PMI.

Yes there was more to the deal we had to get permission from the association, a real estate attorney to write the mortgage and note, a letter from the fire chief, a town building permit, and builders liability insurance naming the seller as the loss payee (plus a few other items).

But the seller is comfortable with the deal , has enough money to proceed with a legal remedy if necessary, will have improvements made to the unit (if he has to own it again), I got paid, the association will get a finished property, the town will re-assess the completed condo, and buyer gets a below market value property and has the skills to make it a show place and in this case everybody wins.

SNOW Funny I Forgot to Laugh !!

Property Showing March 21st, 2008 / Vacant Ski Chalet at Loon Mountain

This is a standard 6 '6" tall slider off to a back deck, I took the photo with a camera phone my buyers' were a little concerned about the weight against the glass and on the wooden deck. The Lincoln /Woodstock area has unofficially received 16 feet of total accumulation so far this year. We had to place a bench in front of the entry door so the buyers could step down from the four foot snow bank to get in, and luckily that door had been shoveled a few more times than this back door.. honest this a deck that no one shoveled this winter and it has two steps down to the deck surface (or the door would be covered to the top).. Anyone want to help me shovel?
