I just love hanging around my nieces and nephews and am very lucky that I live pretty close. My sister and brother-in-law have 6 kids, 3 girls and 3 boys. 3 of the kids are adopted... and just a wonderful family. I went through some of the pictures that I had and decided to put together a little slide show. Enjoy....

Okay, so I am nuts... but for those that know me, I love my snow. Yes, I love my summers and the beach also.... but one of the reasons that I still live in the New Jersey area other than family (parents / nieces & nephews) and Philadelphia sports teams, is because of the snow that we get. And in the last 2 years, been getting more snow than in a long time... last big snowfalls... 1994 & 1995... and before that... the late 70's. Last year we got like 73 total inches and year-t0-date this year? I think about 27 inches.

This was taken in Breckenridge, CO. Yes, people, it was cold.. about the high 30's or mid 40's? But it feels warmer because you are much closer to the sun and the sun was out that day.

DO YOU NEED TO SELL YOUR HOME? TIRED OF INTERVIEWING AGENTS THAT JUST WANT TO LIST YOUR HOME, BUT NOT MARKET YOUR HOME?

The 1st point I must make is, do not hire a Realtor who works another job to supplement their income! Would you use a doctor or attorney that needed a part time job? I wouldn't.

I have made this my full time career for 10 years and have consistantly ranked as a Top Producer. 2009 Janet Larsen ranked in the top 50 in the State of NJ Remax Agents. 2003-2009 NJ Association of Realtors Circle of Excellence Award Winner and 2005-2009 Remax 100% Club Award Winner.

I have listened to many homeowners that continually tell me they wish they had called me 1st instead of going though 1-3 other Realtors and wasting 6 months to 3 years trying to sell their homes that I have sold in a period of 1 day to 120 days at the price they expected anyway. Secondly, make a couple of test calls both to the agent's cell phone and the office. Make the office call on the weekend and randomly to the agent. The agent should be able to respond within 4 hours to your call. Many times, I have called small local town Real Estate offices at 4 or 5:00 on a Saturday and not only don't they answer, but I can't get to the agent to schedule a showing on their listing. I will bet many of these homeowners have no idea how many showings get lost due to this.

Next, interview agents! Ask questions regarding internet marketing, blogging, advertising of their listing, signage, pricing, staging, painting. Ask the agent how many homes they have sold in the past 12 months and their career. Ask how many years they've been in business. Ask the Realtor if they have taken any continuing education courses relating to Real Estate! Are they experienced in diverse areas such as short sales, bank foreclosures, VA, FHA, Conventional financing, Estates, encroachments, title policies, deed restrictions, land value, tax accessment verses appraised value.

YOU must feel comfortable with the agent!!!! If you need help with interview questions or a Free market analysis, interview me 1st or last! Wordless Wednesday - Did someone say snow? part 2

snowfall @ night on 1-26-11

Outside my house.... it snowed last night and this morning... we got 3 to 4"... it stopped by 11 am. We were suppose to get rain, but it only rained very lightly around 3 pm for 30 minutes. We then got an inch of sleet for an hour around 6:30 pm and then changed over to all snow. As you can see, it's snowing hard now. It's suppose to stop by 4 am. Total accumulations 6-10 inches... I'll probably see 8 inches by morning, plus the 3" from this morning.
