Just doing my weekly stats and thought I would share the sales for the past 6 months in Oakland, New Jersey. As you can see 43 have SOLD and 14 are under contract in this great Bergen County town. I think Oakland is one of the last areas of opportunity here and there are plenty of nice, affordable homes located in a town with terrific schools, recreation department and it is close to all.

I have active listings in Oakland and the surrounding Bergen County area so I like to keep my sellers and buyers abreast of what the real picture looks like according to the njmls as far as sales go. I ran the numbers & included the last 6 months for the homes under contract or pending sale. From the chart below, you can see when homes are priced right.... they sell...some at the higher end of the price range...going into contract pretty quickly ( contrary to the media's point of view ).
Location and pricing are key to fast sales in this ( or any other market )
