I took this photo early this am along Darlington Road, Ramsey.
So, while numbers crunching in other Bergen County Towns, I thought it was time to visit the SALES Data to garner some insight into the sales picture for RAMSEY over the past 6 months for single family residences.
I also included the last 6 months for the homes under contract or pending sale. From the chart below, you can see when homes are priced right.... they sell...some at the higher end of the price range...going into contract pretty quickly ( contrary to the media's point of view ).
Location and pricing are key to fast sales in this ( or any other market )

Here is a peek at the data as it relates to sales in Ramsey, New Jersey. Over 102 homes have either SOLD or come under contract in the last 6 months. The average sale price is $ 654,192 and the average days on market for homes SOLD was 128 ( yet look at the DOM for the homes currently under contract - 76 days). Perhaps this is better pricing leading to quicker days on market or perhaps it is just the Spring market...springing ahead for 2008.
Pricing your home well = the key to sales and length of time on the market.
