What The Hay? Sculpture Contest October 8 & 9 2011

debra walsh real estateAnyone attending the Pumpkin Land Festival can watch as hay artists build their original sculptures from bales of hay this upcoming weekend. The finished sculptures will remain on display through October 30, 2011. This is the only hay sculpting event in Northern New Jersey.

There is only a maximum of 12 teams allowed so make sure you are registered early! Each team can have up to 10 sculptors and will be allowed up to 20 bales of hay. Judging will begin on Sunday at 3 pm and the winners announced by 4 pm.

Hotel Condos for Sale – Considering buying at the Appalachian Hotel, Minerals Resort, Black Creek Sanctuary or Grand Cascades Lodge at Crystal Springs?

Particularly during ski season at Mountain Creek in Vernon and golf season in Sussex County NJ, I get many calls from potential buyers of these fully-furnished hotel condos that make great vacation purchases. Owners of condos in these resort hotels can opt to participate in the rental program, so many interested parties hope these will “pay for themselves” or be wonderful investments. There are some critical aspects that all must investigate before deciding to purchase a condo for sale at the Appalachian, Minerals, Black Creek or Grand Cascades Lodge – and the answers may vary based on the specific hotel!

Mortgage – A HUGE factor. For a variety of reasons, you’ll find most banks will not consider hotel condos for sale in the same vein as homes. In my experience, the rare lender who will offer a mortgage requires a much higher down payment with different interest rates. Zoning – It might be recreational, which means someone cannot use the condo (legally!) as a full-time residence. For condos where zoning is/became residential, there might just be restrictions on renting with leases limited to short-term. Yes, I know of some who find loopholes but that is never something on which you should count – nor that I suggest!

Kitchen – No facilities at all in Minerals Resort condos whereas you can whip up a gourmet meal at Grand Cascades Lodge or Black Creek Sanctuary. At the Appalachian Hotel, a few have full ovens but many have just a cooktop. Laundry facilities vary too. Not that you necessarily want to cook while on vacation! ;-)

Monthly fees – Fairly steep in relationship to square footage for your hotel condo but they also cover utilities. Determine what else is included and how often the fees have been adjusted.

Amenities – While in residence at your hotel condo, you have full use of pools, gym, etc. Think it would be nice to bring your family to enjoy the wonderful pools at Minerals Resort while your unit is rented? Sorry but you cannot “double dip” in the clear waters. Owning a unit doesn’t equal a full-time membership (available but unrelated to ownership.)

Other – Investigate the commercial facilities at the particular hotel resort, such as the restaurant. As with any purchase, explore legal or financial issues. Are there lawsuits pending against an association? Development plans within the complex or the town?

During the month of June 2010 there were 68 homes placed on the market with an average list price of $247,883.00.

Sixteen homes went under contract with an average list price of $214,374.00, the lowest priced home was listed for $65,000.00 while the highest priced home was listed for $540,000.00. These home were on the market for an average of 113 Days.

Additionally, three properties were listed as "US" which stands for under contract but still show these homes are usually short sale or foreclosure properties. The average list price of these homes were $234,933.00 and took just 56 days to go under.

Twenty Two properties Transferred Title or Sold with an average list price of $222,909.00 and an average Sold Price of $213,168.00 and they were on the market for just 88 days! The average list to sold price is 95.63%, this means that properties that are accurately listed and properly marketed are getting top results!

Vernon Township NJ, is best know for its year around activities with Water Parks and Skiing. Most people who live here know of some of its hidden treasures like the lakes, mountains, views, camping, hiking, cycling and the wild life. If you love wild life just about any home with some property to it will show you a daily supply of wild life, from fish, deer, birds, owls, fox, raccoons, bears, squirrels etc.., There are many baseball parks for recreation. Schools Sports is a big plus! Houses of worship and just good old down home family and neighbors. Relaxing, with some friends over a BBQ with some brews isn't hard to find.
