During the month of May 2009 there were six two newly marketed properties with an average list price of $282,701.00.
During the month there were twenty-four properties placed under contract having gone through the Attorney review process. The average list price for these properties were $188,764.00.
Fifteen properties closed title the average asking price for these properties was $225,972.00 and the average sold price was $210,893.00. These numbers represent a 93.32% List to sold Average.

Today I was at a real estate closing in which I represented both the home sellers and the buyers. The property was in the Great Gorge Village section of Vernon, NJ; it is a 2 bedroom condo that needed a lot of renovation. Photo of the lower-level family room proves I'm not exagerating about the work! Yet today, there are 2 delighted families. Why? Thank you for asking...
We'll call the buyers Bonnie and Clyde BradyBunch. (The sellers can be Romeo and Juliette Jones.) The Bradys were referred to me; they wanted a small vacation getaway near a ski slope for weekend use. At first they were intrigued by my condo-hotel listings in the Appalachian at Mountain Creek and Minerals Hotel and Spa. But with 5 children under the age of 13 and 2 small dogs, the hotels didn't suit their needs.
I showed Bonnie & Clyde several homes listed for sale. They wanted a lower-level unit for child safety reasons. Put in a reasonable offer on one and those sellers did not even counter, despite many months with no previous offers...
The BradyBunch headed to Florida while I went to bat for them. I contacted owners of lower-level condos adjacent to the ski slope that the Bradys preferred. Two were more than pleased to be "solicited" and sent me keys to take a peek. The Jones family lives in New York City (about 55 miles outside Sussex County) and had not been able to enjoy their condo for the last couple years due to water damage.
Despite condition of Romeo and Juliette's townhouse, I KNEW the BradyBunch would love it. (Clyde just happens to be involved with home improvement!) Sent photos to Florida and set a time to show the Bradys the end-unit townhouse. All 7 gave it a thumbs up! Lots of trees to climb, a creek to splash in, a fabulous sports club with pools and a "cliff" to jump off - plus skiing when the weather changes.
Breaking all the rules, I phoned the Joneses with the Brady's offer, negotiated a deal and then did the paperwork. (Naughty girl!) Closed in less than 30 days. As neither the sellers nor the buyers lived in Sussex County, my sellers readily agreed to a slightly higher commission. In return I:

Where is my photo of the happy sellers? Not only do I not have a picture of Romeo and Juliette Jones - I have NEVER MET THEM.
And what was the price tag for all this? $125,000 - sold As-Is. Yep, an amount that was win-win for both parties but didn't include some mega-commission.

I prepared some statistics on April 16, 2009 for a specific deal, so this focuses more on condos with at least 2 bedrooms and 2 bathrooms. Thought others might benefit from this overview, based on data from the Garden State MLS system.

AREA MARKET REPORT FOR VERNON TWP., NJ FEBRUARY 2008
INFORMATION PROVIDED BY GARDEN STATE MULTIPLE LISTING SERVICE AND COMPILED BY; GARY J ROCKS, SUSSEX COUNTY REAL ESTATE.
During the month of February 2008 there were 68 newly marketed properties with an average asking price of $303,209.00. the lowest list price is $89,900.00 a 1 bedroom condo. The highest listed price is $899,000.00 for a 10 room ranch on over 8 acres of property.
Twenty-one properties went under contract with an average asking price of $240,847.00 and these properties were on the market for an average of 130 days. Vernon Townshipis without a doubt an excellent area for first time buyers, but, from the information listed here it also has something for the move up buyer as well.
Fourteen properties Transfered Title with an average asking price of $232,278.00 and an actual SOLD price average of $227,778.00. These properties were on the market for an average of 82 days! These numbers represent an average List to Sold Ratio of 98.06%. Just goes to show you, pricing and placement with the right Realtor is crucial in any market, that's why you really need to call me when selling your property.
Nine properties were removed from the market with an average asking price of $336,288.00 and were on the market for an average of 161 days.
Twenty-four properties went with my competition and expired from the market with an average asking price of $342,266.00 and they were on the market for an average of 200 days.
Vernon Township, NJ is a great area to live in and I just love it! Home to the Vernon Valley Great Gorge Ski Resorts is one of the main attractions that brings in revenues from all over, in the summer time its Action Park. Besides the amusement area's there are loads of activities for the family from school sponsored sports and P.A.L.. A Country Atmosphere for everyone who lives here with nature at your beckon call, you might have seen the Bear population on the evening news. Excellent for the outdoor sportsman, hunting & fishing and don't forget the skiing.

During the month of January 2008there were 73 newly marketed properties with an average price range of $337,535.00. A great place to live for the 1st. timers, move up buyers and retieree's.
Twenty properties went Under Contract with an average asking price of $213,164.00 and had been on the market for 124 days on average.
Eleven properties transfered title with an average asking price of $256,594.00 and an average actual SOLD price of $247,890.00 and had been on the market for an average of 144 days.
Eighteen properties had withdrawn from the market with an average asking price of $280,550.00 and after being on the market for an average of 111 days.
Twenty-Nine properties had Expired from the market with an average asking price of $324,486.00 and these properties had been on the market for an average of 209 days.
