Who Need Photo Shop When We Live In Carson Valley, Nevada?

Yesterday morning I was up early, blogging a bit and sipping some coffee to start the day, I noticed some beautiful sunrise clouds above the Sierras. The cool crisp morning is my favorite time of the day!

CASH is not ALWAYS King...Just Ask HUD!

A few weeks ago, an investor client of mine put in an online bid on a HUD home in our area. We won the bid and were very happy.

I am a newbie with regard to HUD sales, so part of the problem is my ignorance, of which my investor is happy to work through with me.

We made an ALL CASH offer on a home and wanted to close in 2 weeks. To add further complications, the home is on leased land (Indian leased land).

Money

I have been trying to get escrow information out of the title company that was selected by HUD (of course they are out of town) and they know nothing.

Finally I called the HUD representative in Arizona and they told me:

1. They didn't care if my client was paying all cash. HUD simply cannot close a home in less than 45 days.

2. Once they review the contract (which has been on their desk for over a week) they will determine the corrections that need to occur and send a corrections notice. (This might happen in the next few days.)

3. Then an all new contract must be sent in which gets reviewed, and then re-reviewed...and then, ultimately signed.

4. Only from THAT date does the 45 days start.

Jeez! I have already turned on all the utilities and done all my inspections. We're ready to close. It seems like a real shame that HUD can't react faster.

This got me wondering: Why does everything have to be so complicated? Even straightforward ALL CASH deals aren't straightforward anymore...

Saturday I experienced the "Rest Of the Story".

This Saturday in Carson Valley was special, it's "Carson Valley Days" ... a 99 year old tradition of celebrating our wonderful Carson Valley Life! We started with the Carson Valley Day's Parade. After that, amid the confusion of taking apart the Douglas Pop Warner Float, I met with my young home buyers to open the house and let them share their future new home with their extended family and friends!

What a wonderful joy to watch them show their parents, aunts, uncles, children and friends the home they will soon be moving into!

There are many wonderful opportunities available in Carson Valley for First Time Buyers!

I just noticed a "ratings" link on my home page for this blog.  I will be looking further into this suspicious looking page, but hope that all those in the Gardnerville, Minden, Carson City who have worked with me in the past would rate me well.  Here is a little incentive:  On the Friday night of CARSON VALLEY DAYS I am hosting a Taco Bar at my centrally located home.  (See my blog: "Carson Valley Days" for more info. Come have a taco (or ten) before you hit the Carson Valley Days Street Party in Downtown Gardnerville.  If free tacos aren't enough  to gain   some attention, I don't know what is, because tacos are good.  And if you are planning on missing Carson Valley Days, you are planning on missing OUT!

By the way, Gardnerville offers an excellent Farmer's Market at Lampe Park, located on Waterloo Lane every Wednesday morning from 9 am to 1 pm.  When you are cruising through town don't forget to make a stop and pick up some extraordinary fruits and veggies and browse those hard working local vendors.  My personal favorite:  Carson Valley Honey.  Take a teaspoon or so a day and loose those seasonal allergies.  They even have bees wax lip balm and hand cream.  Worth every penny!
