The May numbers showed improvement over both the April numbers and the first quarter averages for list price, sold price and ratio of sold price to list price. There were more closings in the month as well. The numbers compared to May of 2007 are all lower, with the exception of the average days on market.
CONCLUSION:
Based on the year-over-year comparison, it would appear that the market is declining, however based on the current year, the trends are pointing upwards. The Bethpage School District is not an area with high inventory. Homebuyers can still get more house for their money in 2008 than in 2007, but the numbers may already be starting to climb.

MARKET TREND ANALYSIS:
The market remained relatively flat in comparison to the first quarter of 2008, but showed a pullback in comparison to April of 2007 in the Bethpage School District. List prices, sold prices and the ratio between the two deteriorated compared to 2007, and days on market increased slightly. Inventory showed a slight increase as well.
CONCLUSION:
There were so few closings during the month of April in the Bethpage School District that it would be difficult to judge the market trend with any accuracy, although the market did remain about the same as it has been throughout the year. While inventory continued to increase, the numbers are still relatively small. As is the case with most markets, proper pricing can lead to quicker sales closer to the asking price than homes that are overpriced to begin with and then reduce their prices to market value. In April, for example, the most expensive home sold in the shortest amount of time, and for closest to the asking price. Home sellers should price their homes to sell, and have them in "showing" condition if they want to maximize their price and shorten their days on market.

MARKET TREND ANALYSIS:
Based on the January and February year-over-year statistics, it appeared that the market was softening in the Bethpage School District. However, March 2008 showed a vast improvement over March 2007. The numbers for March of 2008 were extremely strong. While the first quarter of 2008 was weaker than the first quarter of 2007, it is mostly due to the numbers from January and February. If March is any indication of the trend in the area, things are definitely looking up.
CONCLUSION:
One month does not make a trend, but homeowners in the Bethpage School District should be pleased with the March numbers. The most positive statistic is that 12 new homes came on the market during the month, and there were also 12 closings. It is very rare in the current market to have a month where inventory did NOT increase. Home prices are based on supply and demand, just like any other product. When inventory is high, prices are usually dropping, and when inventory is low, prices are usually rising. The fact that the ratio of sales price to the list price rose by 3 percentage points is also a good sign, and sales prices were higher than any other time this year.
Homeowners are pricing their homes to sell in the area, as average days on market is decreasing, and sitting a level that is lower than most areas. Homebuyers should take into account that the media may focus on the softening national real estate market, but the fact of the matter is that the market in the Bethpage School District is showing some very positive trends. Any homebuyers waiting for a market "bottom" may end up missing out on an opportunity to buy while interest rates are still low. Furthermore, the economic stimulus package has raised the loan limits for both FHA and Jumbo loans until the end of 2008.

MONTH-BY-MONTH MARKET TREND ANALYSIS:
The amount of new inventory on the market remained relatively flat. Average list price and average sold price both increased, but this may be due to the very small sample size for February 2008 closings. The ratio between list price and sold price dropped slightly, but average days on market showed improvement.
YEAR-OVER-YEAR MARKET TREND ANALYSIS:
The amount of new inventory increased slightly, while average list price and average sold price decreased. Again, this can be attributed to the small sample size for the month. The ratio of list price to sold price dropped slightly, and days on market increased.
CONCLUSION:
Since the sample size of homes sold was so small in the Bethpage School District for February 2008, it is difficult to determine the absolute direction of the market. As the year progresses, the trend will be more easily determined.

MARKET TREND ANALYSIS: The inventory in the Bethpage School District has increased slightly, while the average sales price is showing a decline. With a sampling this small, the few homes that sold in the $700K range in '07, may be having an impact on the average sales price. The trend has been going up in the past two quarters, so its best to see what happens as the year progresses. Homes have stayed on the market longer, and the ratio of list price to sales price has deteriorated.
CONCLUSION: Buyers who viewed the past few quarterly reports willl be aware of the fact that there has been an upward trend in the Bethpage School District. This is the first time that the trend was reversed, so it will take more time to see exactly which direction this area is heading towards. Sellers may have to adjust their pricing if the trend continues down in the coming months.
