Hicksville School District Homes Market Trend Report - May 2008.  This report shows a statisical comparison between the first quarter averages and the months of April and May for 2008, in addition to a year-over-year comparison.  This report provides information about homes sold in the Hicksville School District including:  location of homes, list price, sold price and days on market.

MARKET TREND ANALYSIS: 

The numbers for May were actually very similar to the numbers for April, although they were a bit lower than the first quarter averages and also May of 2007.  The most positive trend is that the days on market were greatly reduced, and even lower than 2007.

 

CONCLUSION:

The home prices seem to have stabilized, and are not down very far from the previous year.  The fact that the average days on market has dropped with flat prices indicates that more homeowners are pricing to sell, and that homebuyers that are interested in the area need to be mindful of the fact that homes are selling at a more rapid rate than many other areas.  This means that homebuyers that have become accustomed to waiting for price drops run the risk of missing out on the home that they really want.  There is an ample inventory of homes available in the Hicksville School District, so the homeowners that price to sell have a much better chance of a fast closing than those that are just testing the market with higher prices.

MARKET TREND ANALYSIS: 

The inventory in the Hicksville School District, while increasing, is doing so at about the same pace as it did in the first quarter of 2008 and April of 2007.  The days on market remained relatively flat.  List prices were lower for the month, in comparison to both the first quarter average and April of 2007, however, the ratio of sold price to list price improved.

 

CONCLUSION:

Considering the fact that the home prices for the first quarter of 2008 were about the same as the first quarter of 2007 in the Hicksville School District, it's possible that a few closings in April of lower priced homes brought the average down.  With a sample size that is relatively small, this can partially be attributed to the home that sold for under $300,000, which is unusual for the area.  Overall, it's likely that the market has stabilized, but it will take more time to see if this is the case.  In any case, inventory is rising, albeit at about the same pace as the first quarter of 2008 and also as April of 2007.  As is the case with many local markets, pricing the home to sell often times results in a relatively quick sale at a price that is very close to the asking price, while overpriced homes tend to languish on the market.  Homebuyers do have a selection of homes to choose from, but should be mindful of the fact that properly priced homes still can sell very quickly, and also for very close, if not right at or slightly higher than the listing price.

MONTH-BY-MONTH & FIRST QUARTER YEAR-OVER-YEAR COMPARISONS 

 

MARKET TREND ANALYSIS: 

Overall, the market trend for the Hicksville School District is relatively flat.  The monthly numbers tend to fluctuate up and down, but an examination of the numbers from the first quarter of 2008 vs. the first quarter of 2007 show that home prices have remained steady.  Inventory has increased, but only slightly.  Average days on market is basically the same as it was this time last year, and the ratio of sales price to list price only decreased slightly.  However, the ratio of list price to sales price showed a noticeable deterioration in March.  This could be a one-month anomoly, more than a trend.  This will be determined in future months.

 

CONCLUSION:

Home prices have remained steady in the Hicksville School District, but many homes that come on the market are not selling due to being overpriced.  The homes that are selling are properly priced for a competitive market, and in "showroom" condition.  If you are a homeowner that is motivated to sell your home, you should price the home accordingly.

Homebuyers will have good selection of homes to choose from, and there are some opportunities for first-time homebuyers that didn't exist previously.  Interest rates are near historical lows, and the economic stimulus package has raised the rates on FHA and Jumbo loan limits until the end of 2008.  This could be very helpful to homeowners that have less of a down payment, but have the income to qualify for a loan.

MONTH-BY-MONTH MARKET TREND ANALYSIS: 

There was an increase in the monthly inventory, although average list price and average sold price increased as well.  The ratio between list price and sold price deteriorated slightly, and the average days on market showed a marginal improvement.

 

YEAR-OVER-YEAR MARKET TREND ANALYSIS: 

There was an increase in inventory over 2007.  However, there was a noticeable improvement in list price and sold price.  The ratio between list price and sold price deteriorated, but there was a vast improvement in average days on market.

 

CONCLUSION: 

It's early in the year to determine a true market trend for homes in the Hicksville School District, but there are indicators that the trend is starting to point upwards.  The inventory didn't grow by a large margin, but the prices have started to rise, indicating that the area may already be starting to rebound.  In the coming months, the true market trend will be determined.

MARKET TREND ANALYSIS:  Inventory levels remained relatively flat in January '08 vs. January '07, while the average sales price increased slightly.  The ratio of list price to sales price improved slightly, and there was a noticeable reduction in days on market.

 

CONCLUSION:  There is an upward trend in the Hicksville School District housing market.  If you are a buyer that is interested in the area, you may be looking at a market that has already started to turn.  It will take some more time to draw an absolute conclusion.  For sellers in the Hicksville School District, you should still be pricing competitively, but if the trend continues, it looks like the time to get your home sold will be faster than it has been.
