There are 3 Hamlet communities in Jericho Long Island. The Hamlet East, Hamlet Estates and the original, The Hamlet in Jericho. The first Hamlet in Jericho is located by the Long Island Expressway by Exit 40. This community was built in 1982 and has now blossomed into a well-established condo community. The Hamlet in Jericho is a gated secure 24 hour townhouse community.
As you drive through the commuity you can't help but notice the lovely mature plantings and how the landscaping welcomes you to pleasant surroundings. The clubhouse, the inground pool, tennis courts, and gym are all part of your common charges. The community does have at times special assessment charges to maintain the quality of the neighborhood. There is also a charge for moving in and moving out of the community that all pay.must pay.
There were a variety of floor plan options when the The Hamlet was built that included a one level ranch style and also two story townhouse units with 1 and 2 gar garages. Students who live at the Hamlet can attend the Jericho School District #15. Public records for 2008 shows that townhouses a The Hamlet in Jericho sold between $649,000 to $929,00.

Built in 1982 Maple Run has 54 units, ranging in size from 1900 square feet to 2800 square feet. There are 18 units that have a basement and they are all walkout. All the units have at least three bedroom and two and half baths. This community is located along the North side of The Long Island Expressway) Service Road. There is a security gate, clubhouse with gym, party room with full kitchen and locker rooms. The community has two tennis courts and a pool.

There were so few closings during the month of May in the Jericho School District, that discussing the trends is a challenge. The one statistic of note is that the average days on market for these sales was well below the typical Jericho averages (both 2008 and 2007).

Aside from the drop in average days on market, there is too little data to do a thorough analysis of the market. The broad price range, and limited amount of transactions heavily skews the statistics. MARKET TREND ANALYSIS:
The only trend worth noting for April for homes in the Jericho School District is that the inventory increased in comparison to both the first quarter average for 2008 and to April of 2007.
CONCLUSION:
Increased inventory in most cases will put pressure on home prices. However, the inventory in the Jericho School District is so low, that the impact may still not be that great. Of course, homeowners would be wise to price their homes competitively based on the overall real estate market. The reason that a trend can't be discussed this month is because there were only three closings, one of which was a multi-million dollar luxury home, so the statistical information would not be of much help with regard to average price and days on market.

MARKET TREND ANALYSIS:
The trend for home sales in the Jericho School District largely depends on the types of homes that are on the market at any given time. There is a limited amount of statiscal data due to the amount of closings in any given month, and the numbers can be easily skewed by the sale of a luxury home. For example, the average list price and sales price was significantly higher in March of 2007 vs. March of 2008, but most of this is due to the sale of a home for $6.5 million. It is best to evaluate each home sale with comparable homes.
CONCLUSION:
The Jericho School District is comprised of a wide variety of homes, and there is a large gap between the homes at the lower end of the market and the luxury homes at the high end of the market. Each home seller and homebuyer should evaluate the homes that are selling in their sector of the market. Opportunity does exist for homebuyers that are looking to get into the area due the economic stimulus package, which has raised the FHA and Jumbo loan limits through the end of 2008. This won't have much impact on the luxury homes in the market, but it may create an opportunity for those looking at homes in a lower price range.
