Are Plainview Old-Bethpage Houses Selling?

Mark Schreier: Real Estate Agent in Plainview, NY

As a Realtor In this town I have been asked many real estate related questions. The most common is, Are our houses selling? My responses is that any house marketed properly will sell. When I meet with a client for the first time I explain how the real estate market works. I believe every homeowner needs to know how to secure the most value for their house. Most people have a basic idea of what their house is worth and for the most part they are not to far off the mark. They need an understanding of how to get the most value out of their home in the current market. Selling your house is more than listing it on the Long Island Multiple Listing Service (MLSLI) and placing an ad in Newsday.

  • We are in a buyers market.
  • There are currently 159 houses on the market in Plainview.
  • Ask yourself this question. Why should someone buy yours?
  • You must maximize your homes exposure from the start. This process involves marketing at what I call a Full Spectrum Approach.
  • Not marketing your home properly is short changing yourself.
  • You deserve the most value your home can bring you in the current market.

Feng Shui Workshop in Plainview Long Island New York by Feng Shui Long Island & New York City

Carole Provenzale Owner, Feng Shui Long Island & New York : Home Stager in Locust Valley, NY

Feng Shui Workshop in Plainview, Long Island, New York

The first time I gave this workshop was only a few months ago. I was pretty excited...and very nervous. I STILL never would have thought or imagined that the very school that I learned Feng Shui from I would one day be TEACHING there. I always think if I could have seen ahead to what would have happened in the Field of Feng Shui, I wouldn't have believed it anyway.

I wondered back then how many people even KNEW of Feng Shui....not many! Calls were very few and far between. Pure determination made me stick it out because I had seen it work. Those days we were happy to be called for a Feng Shui Consultation for a HOME and I don't believe it occurred to ANY of us that down the road the calls for Feng Shui Consultations for Corporations and Businesses-and even New Construction would have become popular.

And here we are....to the "impossible." When I went to the Metropolitan in Plainview, Long Island, New York for Feng Shui Studies it was then (and may still be) the first licensed and accredited school in the country for Feng Shui Studies. And it was the very first graduating class who came from all parts of the United States to attend.

Feng Shui Workshop--Metropolitan Institute of Interior Design

We used to joke during our Qi Gong exercise outside that we were standing in PLAIN VIEW. On August 7th, I have been invited back to my alma mater to give another workshop for students. And I hope that one will be followed by one for Realtors. It isa thrill for me and an honor!

Wish you could join us for a Fun Feng Shui Workshop on August 7th at 10am at the infamous Metropolitan Institute of Interior Design in Plainvew, Long Island, New York.

Those with an interest can call the school for details and directions at (516) 845-1300.

Plainview - Old Bethpage School District Homes ~ Market Trends Report ~ May 2008

Adam Waldman - Long Island REALTOR®: Real Estate Agent in Hauppauge, NY

Plainview-Old Bethpage School District Homes Market Trend Report - May 2008.  This report shows a statisical comparison between the first quarter averages and the months of April and May for 2008, in addition to a year-over-year comparison.  This report provides information about homes sold in the Plainview-Old Bethpage School District including:  location of homes, list price, sold price and days on market.

It is important to note that monthly reports provide a relatively small sampling of homes which often times results in extreme fluctuations that may or may not be indicative of the market trend for the Plainview-Old Bethpage School District.  The quarterly market trend has more data, and as such, gives a more accurate look at the current market trend.  However, it should be noted that the market data is still relatively small and subject to extreme fluctuations based on sales that are atypical of the rest of the sales in the Plainview-Old Bethpage School District.

This report is designed to give factual information about sales in the Plainview-Old Bethpage School District.  As is the case with many school districts on Long Island, the Plainview-Old Bethpage School District has a very broad spectrum of home prices (starter, mid-level, luxury), and the value of individual homes cannot be determined by evaluating broad market trends.  If you are interested in finding out the market value for your particular home, you should consider having an actual market analysis done.

These reports are done by school district rather than town because school districts play a very important role in home prices on Long Island.

Below the actual data you will find an analysis of the real estate trends for homes in the Plainview-Old Bethpage School District.

MARKET TREND ANALYSIS:

The overall numbers for the month of May were down in comparison to the first quarter averages, the month of April and May of 2007.

CONCLUSION:

As is the case with many areas of Long Island, there were a few home sales that were well below average that contributed to the lower overall numbers.  Since the analysis is based on a relatively small sample size, it is easy for the numbers to be easily impacted.

The most positive number for the month was that fewer homes came on the market than the first quarter average, the month of April or even May of 2007, while more closings took place.  This means that inventory grew at a smaller rate.  However, there is still a decent amount of inventory available in the Plainveiw - Old Bethpage School District, so homeowners that are that interested in selling their home must be competitively priced.

Homebuyers that are interested in moving into the area are finding good opportunities below the $500,000 mark.  This was rare in previous years.
