It's that time of year again - The Annual Suburban Home and Garden Show. It's taking place right now at Rockland Community College in Suffern New York 10901 and if you haven't yet gotten a chance to get over there to see it, you still have today to do it. The show will run until 6:00 this evening.

With the economy and real estate market, being what it is, people are not moving as frequesntly as they used to and are opting to remain where they are and upgrade instead of relocating. The 25th Annual Suburban Home and Garden Show provides a venue where you can check out all the latest of what's new in home decorating and home improvement all under one roof. How to price to sell and still make a profit!

The asking price you set for your home significantly affects whether you will profit in the sale, how much you will profit and how long your home will sit on the market. Your real estate agent's knowledge of the overall market and what's selling - or not selling - will be invaluable in helping you determine the price. The objective is to find a price that the market will bear.

Here are some points to consider:

Time. Time is not on your side when it comes to real estate. Although many factors influence the outcome, perhaps time is the biggest determinant in whether or not you see a profit and how much you profit. Studies show that the longer a house stays on the market, the less likely it is to sell for the original asking price. Therefore, if your goal is to make money, think about a price that will encourage buyer activity (read: fair market value).

Value vs. Cost. Pricing your home to sell in a timely fashion requires some objectivity. It's important that you not confuse value with cost - in other words, how much you value your home versus what buyers are willing to pay for it. Don't place too much emphasis on home improvements when calculating your price, because buyers may not share your taste. For instance, not everyone wants hardwood floors or granite countertops.

Keep it simple. Because time is of the essence, make it easy for the buyers. Remain flexible on when your agent can schedule showings. Also, avoid putting contingencies on the sale. Though a desirable move-in date makes for a smoother transition between homes, it could cause you to lose the sale altogether.

As the proposed new Tappan Zee Bridge which spans the Hudson river between Rockland, NY to Westchester, NY reaches the final stretch before construction starts, some South Nyack residents are facing the fact that their homes may be snatched by the state of NY by Eminent Domain. Others may have temporary easements issued, allowing construction to go forward but would have their property returned when the project is completed.

AOver six acres of South Nyack will be swolled up by the proposed new approaches, loosing tax dollars for the village in the process. Current owners will be compensated for the loss of their property at "The fair market value" aas determined by state officials. According to Punxsutawney Phil, who saw his shadow on Groundhog Day, there are six more weeks of winter ahead. With the potential for cold and inclement weather on the horizon, it is an opportune time to make sure the interior and exterior of your home are adequately prepared.

If you haven’t done so already, spend some time taking care of these winterizing tasks:

  • Heating a home is expensive, and you can keep costs down by caulking any cracks around windows and doors that let cold air in and heat escape. You should also be sure to clean or replace furnace filters to help your heating system run more efficiently and effectively.
  • Clear all debris from your gutters, even if you have a covered gutter system. Any leaves or other materials left in the gutters can freeze and damage the gutters themselves, and could also force freezing water up under your shingles and damage the roof.
  • Be prepared with everything you need in the event of a big snow storm. This includes tools for removing snow, such as a snow blower with a full tank of gas, shovels and a melting agent such as rock salt. No less important are items like extra blankets, warm clothing, and enough food and water to sustain your family in case of a few days of isolation.

Like last year, Gran Fondo has an aid station right in Piermont, and we're also looking for directional volunteers along the route in Piermont/Alpine/Orangetown/Nyack/Congers.

I'm wondering if you could help me with getting the word out about volunteering at Gran Fondo 2012. Volunteers get an event t-shirt, musette bag and noisemakers. There will be 6,000 cyclists from all around the world coming to take on the 100-mile course from NYC to Bear Mountain and back.
