It's been awhile since my last post and well... that's another topic for another blog. This post jumped to the top of list because, quite simply, it deserved to & I hope I do it justice as to why. A family in our area lost their home to a fire on Friday evening. What started out as just another day, anticipating another post-holiday weekend complete with to-must- dos and to-want-to-dos quickly turned into a life changing event. With everyone at their respective Friday evening activities, a quick stop home to let the dog out turned into that dog's safety net. The owner found smoke and well... without knowing all of the details, the bottom line is that in a very short amount of time, they lost everything. So now a family of 5 is homeless. It's terrible to hear it happen to anyone but it hits a bit harder when it's someone you know. They're fine though and can replace "stuff" with time. Thankfully no one was harmed... including the dog!
I was fortunate to be called upon the resource to help them find a home while they rebuild. Let's face it, there were plenty of agents to choose from & I'm grateful they thought of me. It reminded me that helping people truly is a reason why I'm in this business (and that, I know, has been topics of other blogs...). In reaching out to other agents if a rental could bend a bit with the "no pet" restriction, I've been met with kindness, helpfulness & timeliness (makes me wonder why that can't be a regular standard of practice).
SO MANY things have been swirling around my mind in response to this event & I truly could get lost in many tangents. So without any organization to the path of my point, here are some things that have been pulled into the forefront:
* Remember, "don't sweat the small stuff"
* Be grateful for & find the good in each & every day
* Do something nice for someone just for the heck of it... don't wait for an awful event to be "called into action".
* Rest assured that there ARE good people out there & you mean something to so many more people than you realize!
Things happen for a reason and often, we'll never know the exact reason. For me this event helps to strengthen a relationship, feel good about my chosen profession, reinforce my choice in our community, and reflect on why today is called the present - because it IS a gift! Treasure it!!

I know - it's January. A new year begun - all bright and fresh. But somewhere in the back of your mind is that niggling little thought - I have to get my taxes ready, soon. Well, don't forget those "OTHER" taxes - your property taxes - because that ONE DAY a year when you are allowed to go before the Board of Assessment Review quickly follows tax day.
January is the PERFECT time to start the tax grievance process if you're unhappy with your property's tax assessment. At Ron DiDonna Real Estate & Appraisal we offer a discount if you start early. The data is in, the statistics are available - now all we need is YOU to give us a call and set up an appointment for us to come by and see your home.
If you're unsure of whether or not you're over-assessed, give us a call and we'll do a quick look-up of your information and give you an idea of what we think. We also have a process available where for a smaller fee we come by your house, do a walk-through, take pictures and then go back to the office and run a data search to see if it looks like you'll be a candidate for a reduced assessment. If not - you've only lost the small fee - and you'll know that your house is worth more than you'd thought! If it does appear that your house is over assessed, you can decide if you want to go further in the process. If yes - the fee you've already paid will be counted towards the total cost of the tax grievance.
We will then do a complete appraisal that is specifically "purposed" for a Tax Grievance. (The law requires that you can ONLY use appraisals that are specifically purposed for "review of tax assessment" or "tax grievances.") We file ALL your paperwork. We go to the meeting with the Board of Assessment Review on your behalf. And - if you should happen to get denied and your home is owner occupied - we will go to Small Claims Court on your behalf, as well. (For the record - we have a win rate for tax grievances of owner-occupied houses of over 98%). (If you are not owner occupied and you get denied at the Board of Assessment Review, there is a different process that you must follow to contest the denial - but more on that at a later date.)
So - what are you waiting for? Start the year fresh by SAVING MONEY on your taxes!!! We can also tell you what you need to do if you want to try to grieve the taxes by yourself. We obviously recommend using an appraisal because it is a certified record of your property's market value - but you can try it without an appraisal. The process is not difficult - it's just time-consuming and requires paperwork being filled out in detail and several copies of all the information being delivered by exact dates to several different places. They can throw the whole thing out on a technicality if they are so inclined, so be very meticulous in your preparation.
If you tried a Tax Grievance last year and were denied - you might want to consider trying again. Some of the data that was required for last year's tax grievance still included the period during which the Home Buyer Tax Credit was an incentive. Houses sold at a slighly higher price during that period, as buyers were more eager to purchase in order to get the tax credit. As a result, it pushed up the "market value" of the properties being appraised. This year's data that must be used when doing the tax grievance appraisals is from July 1, 2010 - July 1, 2011 and does not include that Home Buyer Tax Credit period.

Preparing real estate purchase offers is an interesting part of the business. It’s when the rubber hits the road, true motivation is exposed & game play along with emotions can easily interfere with effective resolution. As an agent, when you find “the one”, here’s what I do to help you decide upon an initial offer: I run a 6 month, comparative market analysis of like homes… similar style, age & characteristics in the immediate area of THE home. The goal is to get an “apples to apples” comparison of homes that are in the active, pending & sold stage of the market. From there, we review the results & decide upon an initial starting point for negotiations.
Everyone has a different style for deciding on this starting point. I encourage keeping your focus on the desired outcome. I guess some of it goes back to how people are “wired”… I do advise buyers that “they can always go up but can’t go down” during discussions & we never truly know a seller’s motivation until our offer gets on the table. For sellers, it’s important to remember that ANY number does get the conversation started &, with some basic communication skills, a low first offer CAN effectively lead to a meeting of the minds going forward.

Buyers & Sellers aren’t very different... Everyone wants the same thing – for the property to exchange ownership. One party dreams of moving in & the other dreams of their next home. I encourage your offer to be “fair”. But what is fair? I guess ANY place – within reason - is a viable starting point… Every transaction IS different and this is YOUR negotiation. I am committed to being YOUR voice at the negotiating table. You’ve hired me to be your advisor but this is YOUR transaction. How do YOU want to navigate this part? There are a ton of options for this phase of the transaction. If this is really the house you want, let’s go get it! And some of that data I pulled might just help…
