Home sales reported to the Dayton Area Board of REALTORS'® MLS for the month of May increased by 30 units over April's total to 853. Although still down by 22.6% in year-over year comparison with May of 2008, this activity marks the fifth straight month of increases in sales from the previous month.

The total dollar volume for the month reached $107.8 million, which translates into an average sale price of $126,462 and a median of $110,000, declines of 5.79% and 4.34%, respectively, compared to the same month a year ago. Though still down from last year, both the average and median have been steadily climbing since February of this year.

For the year-to-date, 3,712 single-family properties have sold, compared to 4,507 during the same period in 2008, a decline of 17.64%. This activity has generated an average sale price of $111,148, a drop-off of 10.8% compared to the average price of $124,710 through May of last year. The median sale price for the period this year is $90,000, compared to $107,000 last year, a 15.9% decline.

Single-family listings entered into the database during May reached 2,055, down 26.5% compared to the same period a year earlier. Year-to-date 9,590 listings have been added, compared to 12,527 through May in 2008, a decline of 23.4%.

The overall available MLS inventory, which has also risen slowly each month this year, stood at 8,922 at the end of May's reporting period. This represents a 10.4 month's supply of single-family listings based on May's pace of sales. This marks a slight decline from April's supply of 10.7 months, thanks to an increase in the sales pace. Last year at the same time, the inventory stood at 10,283 listings and the supply was at 9.33-months.

After many months of internal debate, running numbers, talking to trusted bankers, title reps, agents, family, I made a decision. It was time to leave Re\Max and join a different Company. I chose Keller Williams.

At the end of the day it did come down to value offered. What I paid at Re\Max compared to what I pay at Keller Williams. The numbers were not even close. The only thing I feared was the Keller Williams culture. Agents and brokers actually care about your performance even though they have no financial tie to it. WOW!

It has amazed me the support I have gotten from fellow office agents offering help to get settled into a new company. It seems to be that if the office is successful, then we all benefit. If the Company as a whole is successful, we all benefit. The free flow of insight, tips, and ideas, is blowing my mind. I came from a culture that these are secrets and keep your mouth shut.

Im loving it, so please be patient with me.

Homes for sale in Dayton Ohio are increasing in price, so now is the time to buy! Both the May and June Real Estate Market Reports for single family, residential homes in Montgomery, Greene, and Warren counties near Wright Patterson Air Force Base in the Dayton Ohio area show rock bottom is a thing of the past. The average home sales price increased over $11,000 in June alone! Besides low price, taking advantage of the $8000 tax credit is another great reason to buy a home in the Dayton Ohio area.

So what's going on in the Dayton Ohio area? For fun, The Greene in Beavercreek is great for dining out, watching a movie, laughing at a comedy club, or checking out the nightclub scene. Downtown Dayton there are many art galleries, especially in the Oregon District. Thai Nine is my favorite restaurant in the Oregon District, and I often have a glass of wine after dinner at the Wine Gallery and Cafe on 3rd Street. Brown Street, near the University of Dayton, is always filled with UD students in the restaurants and bars. The Shops of Oakwood along Far Hills Avenue is great for shopping for everything from groceries to pet supplies to clothing. You can get a bite to eat in the restaurants in Oakwood too. In Centerville, I highly recommend eating at Doubleday's for great pizza! There are many shops, restaurants, and a movie theater surrounding the Dayton Mall in the area also.
