Oklahoma County Short Sales and Foreclosures

Ryan Hukill - Edmond Realtor®: Real Estate Agent in Edmond, OK

We've found a couple of needs to fill, and have created a new blog to do so.

We're now handling pre-foreclosure properties all around Oklahoma County. These types of properties typically attract a different type of buyer than a typical listing, so we've created a blog to display ONLY short-sale and investment-type homes. This should serve as a direct resource for investors and home buyers looking only for pre-foreclosure and foreclosure homes.

Parkway Cleaners in Edmond, Oklahoma goes Green

Joe Pryor.com Realtor Oklahoma Investment Properties: Real Estate Agent in Oklahoma City, OK

I know that it is hard to make a dry cleaners sound sexy, but Parkway Cleaners in Edmond Oklahoma does just that. The owner, Mark Neighbors is passionate about cleaning, and he is advanced beyond most places in the country, like bloggers and social networkers go one step beyond in marketing.

First, let me talk to about technology. Mark hired an Italian company to build the largest conveyor belt dry cleaners system they had ever built. When you walk into Parkway and give them your name for pick up, the system automatically starts moving. When your laundry and/or dry cleaning come down to the floor level, automatic arms pick it up, put it in a bagging area, and automactically bad your clothing. Everything is bar coded for a fool proof system. When I bring in my clothes I have two different bags depending on what i bring, and it not only knows the clothes are mine, it knows that I want cold wash and no starch. It knows if I want shirts folded or on hangers. I love to come in just to watch.

Second and most important, Parkway believes in being Green and they have won national awards. They recycle hangers, and they only use biodegradable bags. The plant is run on electricity 100% from wind power. The steam for pressing that lies unused in the pipes, rather than being allowed to evaporate is sent back to an energy efficient heat exchanger and reused. They have even with a dramatic increase in business cut the solvent use to 1/10th what it used to be, and it is used 100% of its total. Once a month a lab in Germany test the solvent for purity. Parkway has the only CO2 cleaning machin in Oklahoma which uses chilled comporessed liquid carbon to clean the clothes. This is the only method that has won EPA approval as environmentally neutral. It is actually more environmentally friendly that washing in water! It also eliminates a solvent most cleaners use called perchloroethylene, which is now known as a pollutant, and a potential carcinogen.

I am proud to have Parkway as a preferred partner that I am adding to my web sites. I should also mention that Parkway in the same block has a world class mens clothing store, men and womens shoe store, and office buildings that house 4 restuarants, and a space for University of Central Oklahoma jazz musicians to practice and play concerts. Mark Neighbors and Parkway are another Oklahoma Gem that I am featuring in the month of August. The Cork & Bottle Wine Shop, Edmond Oklahoma Gem

Joe Pryor.com Realtor Oklahoma Investment Properties: Real Estate Agent in Oklahoma City, OK

In a place you would never suspect a great wine shope to be, The Cork and Bottle sits next to a 7-11 Store in West Edmond Oklahoma. The young owner, Jill Ogden have made it their Holy Grail to find the best wine buys under $15, and they have succeeded. Located at 16502 N. Western, Edmond, Oklahoma 73013, Jill and here equally young employees have done their best to help this much older wine buyer, me, with great selctions, and also a constant update on new musci selections.

I like going into places that have a sense of community. You are not their just to buy, you are their as a friend. The unforced greeting as you walk in is real, and when you say what's new, you get not only an answer, but a personal experience with the wine they have profiled for you taste. Two days ago I came in and told them about Active Rain members blogging about their favorite small businesses and I wanted them to be the first. I also told them I wanted to compile 6 or 7 of my favorite buys that average under $12.00 a bottle and they did just that.

First, the Condesa De Leganze Crianza is fun to say. But it is also a great example of great low cost Spanish wine. The Tempranillo grape is a ruby red smooth taste with just a hint of spice on the finish. Yummy. The Gascon malbec is a great example of a Brasilian wine that is a Malbec grape famous for blending in France, but 100% goodness in South America. Chile also does excellent Malbec. Not to be left out California's Lost Angel Mischief is an example of how America does great blends. Silky smooth to the palate. The Pares Balta Mas Petit is a tasty organic wine. This is a growing category, and Green can be politically correct and tasting good. merlot has gotten a bad rap becasue of the movie Sideways but Velvet Devil hits the spot. Verderol Spring in a bottle is a cross between a Savignon Blanc and a Pinot Grigio. I am not much for whites, but in a hot summer when you don't want a beer this hits the spot. For a bit more money also try an unoaked chardonnay. It will change your attitude about that grape.

I drink these because these young folks care. They look at wine not to get sauced on, but as an extension of food, or as an aperitif. I saw that estimated sales for this tiny shop was $2.5 million last year. They must be doing something right, and since I moved out of the area and I am 15 mile away, I still make the trek to the little wine store that could, and does. Follow them on Twitter @Cork_And_Bottle.

iPhone Apps for the Home Buyer and/or Realtor

Ryan Hukill - Edmond Realtor®: Real Estate Agent in Edmond, OK

I thought I'd share an interesting blog post I recently found, which highlights 15 iPhone apps (good and bad) that focus on our industry. Several of these I've used.. several I haven't, but the blogger makes a good point:

I think mobile is really important for real estate and that, right now at least, the iPhone is the most compelling mobile platform for application development.

As an agent, you NEED to be incorporating mobile into your marketing strategy. Be mindful of the mobile version of your website as you design and brand, and use technologies like SMS (text) to promote your listings. People want information and today that means information on their mobile devices, so think these things through as you advance your marketing efforts.
