It's time for my monthly report on what's selling, what's not, and what's new on the market in Coffee Creek. This report is designed to keep you up-to-date on inventory levels, then quarterly I break down pricing and compare it to the previous year. This combination gives me a real pulse on the health of the Coffee Creek real estate community.
You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" So, I've been working on a format for this report, which will give that information and more. Hopefully, it will be a useful resource for Coffee Creek residents, and those thinking about moving here.
What I'm finding though, is that with the sheer size of the neighborhood, I'm going to have to start breaking these reports down into the sub-sections of Coffee Creek, as there's just not enough space here to detail all 37 homes currently on the market.

Sonoma Lake is one of West Edmond's premier communities in the 1700-3000sf range. It's a beautiful neighborhood centrally located on the South side of NW 164th, between Penn and Western. It's a great family community, which is surrounded by other premier Edmond communities, such as Fairview Farms to the South, and
Fenwick & Fenwick Garden Village to the North.
Sonoma Lake offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping and restaurants, a wonderful community pool, a huge pond, walking trails, and great schools.
You'll find a gorgeous entrance, and lots of lush landscaping throughout Sonoma Lake, and the kids here get the benefit of the award-winning Edmond Public Schools system; specifically Charles Haskell Elementary, Summit Middle School, and Edmond Santa Fe High School.
Developers and several high-quality builders began construction in Sonoma Lake in 2005, and the neighborhood is almost complete. There are just a handful of lots and new-construction homes left for sale. The homes range in size from about 1,700 square feet up to about 3,000 square feet, and the values are currently between about $150,000 & $270,000.
The following chart shows statistics of homes sold specifically in the Sonoma Lake addition, from January 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Sonoma Lake comparison from 2006 to 2007 is pretty equal. The overall sales volume was down for 2007, simply due to the majority of the homes being completed and sold in 2006. The sales prices, and prices per square foot in 2007 stayed level or dropped slightly, as is normal as a community approaches build-out.
With an absorption rate of about 5.5 months, the inventory in Sonoma Lake is at a very healthy level, and I would predict that there will be an increasing number of homes coming on the market over the next few weeks, as we head into spring. Cheyenne Crossing is one of Northwest Edmond's highly sought-after neighborhoods. Just mention the name and most people know where it is... it's that beautiful community on the South side of Covell, between Santa Fe and Kelly, with the fountain pond out front. It's a great family community with a presence that many find very appealing, with Mitch Park directly across the street and
nearby neighborhoods such as Covell Village to the East, and Cedar Pointe to the South.
Cheyenne Crossing offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping and restaurants, a wonderful community pool, a pond, walking trails, and great schools.
Immediate, convenient access to Edmond's Mitch Park, provides all the recreation space you could need, complete with the Mathis Brothers Skate Park, plus the kids here get the benefit of the award-winning Edmond Public Schools system; specifically John Ross Elementary, Cheyenne Middle School, and Edmond North High School.
Developers and high-quality builders began construction in Cheyenne Crossing in 2002, and the neighborhood is almost complete. There is one lot remaining to be built on, and just a handful of new-constructions homes up for sale now. The homes range in size from about 2,000 square feet up to about 3,700 square feet, and the values are currently between about $215,000 & $349,000.

For those interested in Edmond's history and heritage, as well as Edmond's local authors, the Edmond Historical Society is holding their annual Authors Reception on January 19th @ 1pm. The reception will be held at the Edmond Historical Society, located at 431 S Boulevard, and is free to the public. There will be several local authors on hand selling and signing books, and this year's feature Edmond author is Patricia Loughlin, assistant professor of history at the University of Central Oklahoma.

As an active REALTOR® in Edmond, Cedar Pointe is one of the neighborhoods I watch closely; partly because I sell a good number of Cedar Pointe homes, and partly because I live in the neighborhood myself. It's a great family community, located on the East Side of Santa Fe, between Danforth and Covell, with a presence that many can't resist.
Nearby neighborhoods include Pebble Creek to the South, Cheyenne Crossing to the North, and Homestead to the West.
Cedar Pointe offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, a wonderful community pool, park, ponds, walking trails, and great schools.
One of the great things about Cedar Pointe is that these are not cookie-cutter homes. You'll find a lot of character and individuality in Cedar Pointe. In addition, the kids here get the benefit of the award-winning Edmond Public Schools system; specifically John Ross Elementary, Cheyenne Middle School, and Edmond North High School.
Developers and builders began construction in Cedar Pointein 1997, and the neighborhood is now completely built-out, with only one remaining new-construction home on the market. The homes range in size from about 1,500 square feet up to about 2,400 square feet, and the values are currently between about $140,000 & $225,000.
The following chart shows statistics of homes sold specifically in the Cedar Pointe addition, from January 1st to December 31st, 2007 and compares these numbers with their respective numbers from 2006.

As you can see, the Cedar Pointe comparison from 2006 to 2007 shows strong, promising signs. 2007 brought an increase in overall homes sales, sales prices, and prices per square foot. The only negative one could perceive is the increase in the number of days it took for the homes to sell. However, the increase in DOM was common in our overall marketplace in 2007 (nothing unique for Cedar Pointe).
With an absorption rate of about 6 months, the inventory level for Cedar Pointe is healthy, and I would predict that there will be an increasing number of homes coming on the market over the next few weeks, as we head into spring.
