What is this? Well the state decides where the best development for the state would be and therfore makes incentives for people to live there. How does it help me? Well, if you are interested in an area that qualifies for rural development you can get assistance with your down payment. Although this is a large topic, I think it boils down to just one question. Should you be buying a house? Whether you are looking at owner occupied or an investment property you need to ask yourself this question. The reason. With financing the way it is can you get approved. The banks will not approve you if you are not fiscally responsible and do not have the ability to make the payment and/or have money down.
There are some options for you:
1. Bond or Rural Development Loans- These will help you with that notorious down payment but certain restrictions apply as far as income and are. These also only apply if the bond is available and if you are owner/occupying the home.
2. Investment Property - This is a great time to buy single family residential investment property. Why? Well think of it this way. If you have the sufficient capital down why wouldn't you. The people need to rent. They haven't somehow just gone away since the housing inventory has increased. That means the rental market is strong. When the market switches you simply assess the value and see if it makes sense for you to go ahead and sell. You could also do a variation of a lease/purchase which has so many benefits I can't begin to touch on the subject.
Every purchase is different and the ROI or best investment is here for the taking. You just need to have it together. Make your mind up to go against the market. The myth goes something like this. Why not buy directly from the builder and cut out the realtor? That would make sense because we would then end up saving the realtors commission. Right? Wrong, buying from the builder does sometimes make sense. While the commission is an integral part of the price what makes you think the builder will come down anymore on his price because you don't use a realtor. Let me put it this way. Most builders have to watch their comparables for any neighborhood. They are not going to give you the special deal you hope for and carry that loss of profit through the next 10-15 houses they build. Would you do that? I don't think so. The reason the builder wants to do business without the realtor is because they are smart about the transaction. They, simply put, can take advantage of your ignorance on costs, comparable properties and so on. It simply doesn't make sense not to have your own professional. It would be like representing yourself in your own murder trial. Why put the money in the builders pocket when you can pay the same price or most of the time less, and have proper representation. I am sure this blog post will have some people that don't agree. However, you have to make your own decision and I would consider checking the motivation of the person you are dealing with. Well that is a good question. Let me address it as easily as I can. If you are looking to move up as a first time home buyer, or an investor, in my opinion, this is the best time to buy. With interest rates lower than they have ever been you will be able to buy more house than ever before. Another reason is that if you take a 150K house and figure that you will be losing 5% of what you would have got last year that equals $7,500.00. Now if you were to buy a bigger house at 300k at a discount of $15,000.00 you would saving over $7,500.00 to make your move now. Not to mention the fact your payment would be significantly lower due to interest rates. Just so you know I do not just preach this information. I am currently involved in buying 3 rental properties ,and have a partnership with a builder to build a couple of homes. There is now some new money available for first-time home-buyers down payment assistance in certain parts of Cleveland County! Here are the details:

Qualified applicants can receive up to 6%/$6,000 towards down payment, closing costs, pre-paids, etc.
1. For more information call the number above and stop by their office to pick up a packet.
2. If qualified and your application is complete, call to schedule your intake appointment.
3. Find your home and get a good contract on it, or you might already have a contract on your home. Your REALTOR will send them a copy of your contract.
4. They will conduct their own inspection of the property and process your application.
5. Attend their Home-buyer Education Class
6. Within 2 hours before your closing appointment, pick up your check (payable to your title company) and take it to your closing appointment!
It's a fabulous program, but the money will run out soon so don't delay!
